If you feel like the numbers are not in line when you see the homes soldin your market? Maybe you have the problem we do with our Board who produces a group of statistics for number of homes for sale and sold. 

The Ann Arbor Board of Realtors does not have a separate category for homes for rent.  If you are looking for a rental you put in the lower number for the price of the home, for example $1,000 to $3,000 and that is the monthly price per month, of course.  All of this is in a normal market okay.  The people looking for rentals know what they want and the people wanting renter also find their clients without issue.

The problem with keeping the rentals in the "sales" category for homes when we look at over all sales for 2007 is it includes rentals!  This means if our market is showing sales off 5% from last year this is including the increase of rentals which were increased by 30% and the actually number of homes sold were much lower!!

All in all the truth is in the numbers but please keep looking at those numbers and if you don't feel like you earned what you did in other years, but the Board is telling you the "sold homes" were only off 5%, it might just be because the numbers need to be correct without the rentals to actually understand the market!!

Karen, our numbers are not accurate, I'll explain it to you tomorrow, when I see you at the office, are you coming in? I had a terrible day, not with KW but with my old broker, they are not forwarding our calls and I a haven' t ordered new signs yet. yuck.

I always have people asking about homes sold by owner or sold within a family.  I usually only go by MLS numbers when doing blog market reports, but try to get more specific data, if I can find it, for CMAs.

Karen, I'm glad Realcomp has the Sale/Lease option to remove leases from our numbers.  They have a problem with DOM in the reports section.

Karen - I agree the rental data should be separate from the actual data for sold property.  I also keep in mind that the MLS numbers does not reflect all of the sales in the area.  It is important to tell people this.
