Well - it must be official...the real estate market is turning around!  Spring and Summer are traditionally the peak selling season in real estate - and this year could be one of the best years we have seen in a long time.

Everywhere I look, I seem to be finding information that leads me to believe the real estate market is moving in the right direction.  Good news is everwhere.  When I sit down to my computer, I find good articles in my email inbox, on my Twitter, and on various news-related websites.  I traveled out of state recently, and at the hotel the provided me with a complimentary copy of USA Today.  On the front page of the Money Section - there it was another article about how the real estate market is recovering.

In markets all across the nation, there are fewer homes for sale...interest rates are low...and those two items combined make it a good time to be a home seller. 

In the areas in North Texas that I serve (Plano, Murphy, Wylie, Sachse, Allen, Parker, Lucas, Fairview, McKinney), we have seen homes selling very quickly and many of them have gone into multiple offers meaning that more than one buyer wants to purchase the home as soon as it hits the market.

More than ever, now is the time for a home seller to have their home in tip-top shape and priced right before putting it on the market.  Sellers also need to be prepared to get offers right away.

Home buyers need to plan for competition when they make an offer on a great home.  This may mean offering your "highest and best" for a property if there are mutliple offers to purchase the home.  The market is definitely turning around, so NOW is a good time to buy before prices climb even higher.

It's about time media has something positive to say about the real estate market.  I'm still surprised when potential buyers come along thinking they can underbid on homes and have time to wait before making an offer on a place they love. We are in multiple offer in just about every category!

Jenny - I know what you mean.  We are getting multiple offers alot right now.  Unfortunately, the appraisers haven't quite caught up with it here.  I have seen a few appraisal issues come up recently.

Gina - I'm glad to hear it in your market too.  We have been having a good year in 2012.  All market research shows its a sellers market and has been since January.
