
As reported in my last 'Apsorption Rate Update', DuPont is hanging tough. Last months was 5.44%, as you could plainly see upon Santa's rump. Though the change isn't a drastic one for this months report, it is one for the better. The current overall A.R. in DuPont is down to 5.33%, while the resale A.R. is at 3.71%(GREAT News for Sellers!), and new construction comes in at 11%. In english, there is 3.71 months worth of resale inventory, & 11 months of new construction inventory. In comparison, absorption rates for neighboring communities are as such: Lacey 5.50%, Olympia 7.49%, Tumwater 6.60%, and Yelm 9.92%.
Definition of Absorption Rate: An estimate of the expected annual sales or new occupancy of a particular type of land use.
Example: A total of 1,000 new homes are available for sale on the market. Each month for the past three months 100 homes have been sold and an equal number of new homes built and added to the supply. The monthly absorption rate is 10% (100 sales/1,000 inventory).
As of 2 Jan 08, there were 48 total Active listings. 26 of those are resale & 22 are new construction.
