The best part of showing buyers homes when it is 104 degrees outside, is that I know they are serious about buying ahome when they are looking at homes when it is so hot.

Also - not many agents and buyers view homes when it is so hot, so there is less competition on the offers.

Most of the homes are vacant when it is so hot, so there is less time spent making appointments.

Showing homes in the heat truly does have it benefits and it sure beats showing homes in the snow and ice.

Lori,

We aren't having 104 degree weather--yet.... But I'm happy to be out showing homes to serious buyers irregardless of the weather!

So, the buyers say where do we go to get good air conditioning? Classic answers are the mall and the movies. New answer, try looking at homes for sale, because they turn the air conditioning down for showings.

Good idea! It's also great weather to enjoy all the sights, sounds and smells of the Alligator Farm in St. Augustine... just kidding... better to show homes!

Interesting angle - shows commitment from agent and buyer!! I guess the same can be said in frigid climates.

Oh my!  It is 104 degrees there already!  When we reach 100 degrees plus in Dallas, there is also a decrease in buyer activity.  Only the serious brave the heat.

Lori, I can't believe it has already broken 100. What is the summer going to be like?
