When you vent...vent properly.

It seems there are more and more problems with venting a home properly.

It never ceases to amaze me that there can be so many code violations on a single home.

As in my last post about how the mechanical inspector did'nt even go in the attic, there seems to be a trend of this type of "non-inspection" going on.

You get paid to do a job. Simply put... DO YOUR JOB.

Homemade dryer vent for the roof.

This home was built in 2005. This is a look at the "dryer vent that do'es exit the home at the roof.

Problem is it do'es not have a back draft flapper door. This keeps unwanted wind and air pressure from entering the home.

Then there are other issues with the homes exhaust venting as well.

None of the bath or utility room fans are connected. They are simply there but not hooked up.

Another issue with this home that had a certificate of occupancy approved is the attic power vent fans.

These fans are thermostat controlled. When the temperatures reach the "set temp" then the fans will come on.

But in this case the fans cannot do their job properly. The openings are too small for the perimeter of the fan.

Attic fan hole not cut large enough.

Even a 20% loss of "open air space could mean a higher heating and cooling bill.

Remember if you inspect, always look and inspect the attic and it's components properly.

Client - this is one of those inspections where I'd have to ask what was done right! Good thing they had you to spot all these problems! Once addressed I'll bet they will see their heating bill go down!

Clint, I would like to see a house that was less than 10 years old, been many older homes of late. I am not a big fan of those fans, then not installing them in professional manner just makes it worse.

It has a lot to do with supervision on the job.

The less educated about construction tend to get left alone when they are the ones needing the most supervision.

The more ventilation the lower the heating and cooling costs.

The problem is that the contractor really does'nt care what it costs you to live in the home.

I don't get that many newer homes. The buyers think they are O.K. because of the current laws.
