One of the most frequently asked questions is "What is the best way to go about buying a home?" Whether you are a first time buyer, moving to a bigger home or even a smaller home here in New Hampshire, these steps can help make your buying process be less stressfull. As a Leading Agent here in the Manchester NH area I strive to make the Buying process a wonderful experience for my clients by working with them through ALL steps of the buying process.
The FIFTH STEP in the BUYING PROCESS is CLOSING THE SALE: After you have found your home, your offer was accepted, your home inspection passed and your mortgage was approved, now you are ready to close the sale.
The most common delay that occurs leading up to the closing is getting your mortgage approval. Keep a close eye on the mortgage contingincy date on your contract, if you are not getting your approval and the date is coming up, ask for an extension in writing from the seller.
Once you get your clear to close, you should have a date set up (usually 24 hours before closing) to walk through the house before closing. The key is if the seller will not be out until just prior to closing, make your walkthrough just before closing.
The buyer should make sure the seller is not occupying the home when they sign, it is very risky to allow the seller to stay in the home, they become your tenant and you would be responsible for any damage the cause while they are in there. If you are going to allow the seller to stay, make sure it is in writing and covers when they should be out, what happens if they stay longer and what the rent will be.
The one thing that I pride myself on is assisting the buyer through each step of the buying process which includes going over the HUD prior to closing and attending the closing. I want to make sure the buyer understands the process before and during closing.

So now you have a 5 page pamphlet on how to buy a home in NH! The buyer walk through is very important, especially regarding wood floors and other things hard to see when the owner's personal possessions prevent full viewing. For inspections I ask owners to roll up carpets so the owner can inspect flooring.
