My concern is that Trump inflated the prices and when Unit Owner finally start getting appraisals, the units will appraise much lower than there purchase price and they will have to put much more down payment in order to secure financing.  Also, Trump did not supply the proposed split until after receiving everybodies down payment and now people wanting out can not back out because their 20% deposit will be kept.

We have all been taken for a ride by Trump and I have a bad feeling these units will be resold right away for alot less than most buyers paid.  Trump should fix this screwed up situation.

I expect that the appraisers will factor in units on the strip that are in escrow as current comparative sales.  When Trump is compared to the Vdara units & Mandarin & Harmon  & Veer units that are sold & in hard contract at CityCenter, the Trump prices will look like solid values.  I think the appraisers will have to use these figures which can easily be given from the escrow companies.  Those units sold for upwards of $1000+ psf. The materials at Trump are of extremely high quality and the views and floor to ceiling glass in the units have to add value when you do a fair market appraisal. The Plaza land sold for over $30 million an acre. Appraisals should not be a problem.  What is a problem is that the current lending environment has tightened the guidlines and studio owners may find that the small sq. footage coupled with the mini kitchen has a very small pool of lenders willing to make those loans, while the 1 bedrooms, with full kitchens have a wider variety of lender options.

Welcome to what us Signature owners have been facing.  Because of the poor results of the rental program (80% is gone after your check is issued - some people owe!) our unit values have fallen.  Expect Trump studios to fall below $400k...no kidding...

Dear Sig Owner - Do you have a 1 bedroom unit?  The rental statements I have seen from the studios at Signature have been quite good.  There are alternatives out there for property owners, other companies offering better splits & more attractive terms. Have you explored any of those options?
