Won’t I get a better deal if  I work directly with the listing broker?

Probably not. By contract and by Florida law the listing agent represents the seller  as his agent. The listing agent is obligated to get the best price and terms for the seller, not for you. That means that if the listing agent knows of something about the seller that would be beneficial for you, the buyer, to know, the listing agent is not allowed to reveal that information. Conversely, if the listing agent knows that you will pay  more for the property he is obligated to and will tell the seller.  So anything that you say to the listing agent may be shared with the seller and used to help the seller in the negotiations.Calculator

Many buyers believe that the listing agent will give up part of their  commission to get a sale if you deal directly with them, but that is generally not true.  

Florida law allows Realtors® to act as a Transaction Broker in a real estate transaction and that means that the Realtor® does not represent either the buyer or seller as an agent but must deal honestly and fairly with all parties in the transaction.

Good morning, Al....there are many buyers who insist on working with the listing agent and I think they see a commission being compromised in their favor.... that doesn't happen with us.... we represent the seller, whether the buyer wants to deal with us or have their own buyer's agent....

Frank, thanks, yes many buyers do not realize that the listing agent is the agent for the seller.

Larry & Sheila, thanks, we still earn our commission and do the advertising etc. necessary to get our listings sold.

Good Morning AL, another great FAQ post. Congratulations on the feature blog. usually I see cash investors coming to me direct without an agent as they are experienced enough to be comfortable. Those buyers that are not expereinced should have someone helping them through the transaction. What people forget is when a buyer comes directly to the listing agent, yes the list agent gets the whole commission but the listing agent then does ALL the work to earn that commission.

Al the pal...people don't understand that they should want to pay and make happy anyone who is helping them on a purchase of this size. Imagine grinding down a doctor before surgery to the point where he is either indifferent or resentful...Now, imagine he is happy with scalpel in hand....Agents pay for themselves just by being involved let alone solving problems
