Quick question:  Who's helped by the services of professional property maangement companies like Legends Realty?  Folks looking to rent a place?  Check.  Folks looking to have their place managed or rented out?  Correct again.

These days, though, we have a couple of distinct groups of folks that we help every day:

1.  Those who'd like to buy, but can't do so.  This might be a current homeowner that's about to be a former homeowner through foreclosure- or it could simply be folks with jacked-up credit that won't allow them to buy that dream home they've had their eye on for a while.

2.  Those who have tried to sell their homes for a while with little luck.  This could be for any number of reasons- location, location, location, price and reluctance to adjust/reduce when market conditions warrant doing so, the condition of the home and/or the exposure their listing has gotten.

How do we help?  Another great question, and one easily answered.  While certainly no pushovers when processing applications, our consistent and fair resident selection criteria isn't quite as strict as lenders looking to help folks with purchases.  We don't like evictions- and I've often said that the best way to get a deadbeat out of your property is to never place said deadbeat in your property.  But we don't like vacancy, either- and always look to do our best in providing places for tenant prospects to go.

On the owners' side...  Remember from above that we don't like vacancy.  We do our best to help those who can't sell their homes lease their homes.  We look to find high-quality tenants that pay the highest rents that the market will bear- and we do our best in marketing towards that end.

Inventory's down right now- way down.  Folks that are qualified to buy can't find a place that meets their needs, and they're looking to rent properties.  They join the "regular renting public" in the dog-eat-dog world of finding that perfect place to call their next home.

It seems like in our market there are a handful of homes that everyone wants. Once those are gone the next few come into play. I guess the market is crazy everywhere.

Hi, Sussie:  Thank you for stopping by, and for your comment.  One of the problems here (and most likely our biggest one) is that we simply can't keep inventory on hand!  With a portfolio the size of ours, one would typically expect to have 40-50 places on the market right now during what's our busiest time of the year.

The problem and difference this year is that we've got about 7 on the market.  40-50 versus 7 is a telling number- it says that folks who can't buy are renting, and should tell folks looking to rent that they need to give up on the "Welllll, I'll get back to you if I want to make an offer" mentality that's worked in recent years.

This is simply the busiest I've been in 5 or 6 years- great for investors!
