When it comes to selling your house whether in the Manchester NH area or anywhere, the one thing Sellers are demanding these days is Service. If you are looking to SELL YOUR PROPERTY there are some steps you can take in order to make your selling proicess easier. As a Leading Agent here in the New Hampshire area, I strive to make the Selling process a wonderful experience for my clients by working with them through ALL steps of the Selling process.
The 2nd STEP in the SELLING PROCESS is Setting an ASKING PRICE. This step is one of the most important after you have hired the "BEST" LISTING AGENT in your area. Pricing the home will determine if anyone looks at it and how quick it will sell. Pricing a home too high means no one may even look at it. Pricing it to low means you as the seller, are losing money.
It is ever so important your agent is very knowledgeable with:
a. MARKET FACTORS: Is your market stabile, is it still decreasing or has it seen an increase in values recently. Is the Foreclosure rate going up or down? Knowing the market determines if your asking price should be at or below market value.
b. NEIGHBORHOOD: It is important for your agent to know your area. Is it desirable? Is it on a busy street? Is it near schools? near parks? near anything noisy such as a highway, railway or airport? Does it have easy access to highways? and Is it convenient to shopping?
c. CONDITION OF YOUR HOME: The condition of your home has a direct affect on value. Homes in good condition are selling nearly as fast as I can list them. Homes that need work are also selling, however at a greater discount. If your home does not meet FHA guidelines for getting a mortgage, the amount of potential buyers can decrease sharply therefore limiting buyers and reducing what you will be able to sell your home for.
d. THE PROCESS OF VALUATING YOUR HOME: The final step is determining what the value of your home is. Surprisingly all agents are not experienced with valuations. Make sure yours is before you hire them. The process consists of comparing homes that are similar in style, age, size and condition to name a few. Amounts can be added or subtracted for any differences. The search for comps starts with looking at the 3 most recent sales starting in your neighborhood and circling out not more than 5 miles to find homes unless you are rural then distance can be extended. The same process is used to find 3 homes currently listed. Bank owned homes and short sale should not be used unless they are the predominate type of sale of listing in your immediate neighborhood.
e. SETTING THE PRICE: Once you have your comps and have your data, you can determine what price you should ask and what price you will probabily receive. Given your market conditions and the condition of your home, you can then choose where you want to set your price.
In conclusion Selling your home can be a wonderful process. Avoiding agents who do not work with you through each step of the selling process is a good start. Most home owners whose homes do not sell during the first 3 months of the listing term do not sell because of price or a lack of attention from your agent. By having a Local agent who works full time, offers full service and knows yoru market, you can get the advanatge of being properly priced, properly marketed and with me, in most cases sold quickly and the best obtainable price.

You cover a lot and the risk is you leave a few things understood or out. You talk about age, size and condition... but you leave out style/construction... a split does not comp well with a rambler... yet I see agents do it all the time. From your article I can tell you know that so I guess Im just being picky... but it is a good piece and thanks for making me read and think ;)
Thank You for your comment Perrin, it is a 5 part series so i have spread out the process over 5 parts. With only so much room i have to provide details for a hoem owner to understand more than a "how to" for an agent to appraise a home. They should know that already.

Price is still the most important part of selling a home Scott, price can compensate for other factors.
