BLiz I have been teying to figure out how to write this same post. But the difference is that our MLS has a "garden home" category but agents rarely use it. I have figured out an easy way go find them though.

Judi, It's already got good Google position, but I think to be effective I'm going to need a mailing campaign to the patio home communities that have finished build out.

Charita, I've seen the word "Patio" used on lot sizes here, but that field isn't searchable in either of our two MLS.  If it was, this might be less of a problem.

Joan, There's a link in comment 17 that explains the concept.  Basically you own a detached home and the HOA fee covers lawn maintenance, and in some cases even the exterior maintenance of the home.

I used to live in a Patio Home and most of them are really nice with low maintenance.   Most of them have a common wall but you'd never hear anyone due to the excellent soundproofing.

Doug, Our main focus is on detached patio homes.  It definitely confuses the market when the term lifestyle home for instance is used to describe attached and detached.  For our niche purposes we generally don't include the shared wall units.

Cheryl, They're a nice housing choice that primarily appeals to boomers.  And yes, I used ipiccy.com, maybe 5 minutes to make the collage.  The map for our service area was made with Google custom maps, then a screen clip to create a photo file rather than embed the html.
