I looked up the mls for real estate activity in Upper Moreland township in April 2012.

I looked for residential listings sold in April . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 12 homes that settled in April 2012.

The average original list price was $ 234,183.

The average last list price was $221,842

The average sale price was $ 212983

Highest sale price was $330,000

The lowest sale price was $122,000

The average days the homes were marketed was 133

The average settled price to original price ratio 90.99 %

The average settled price to last list price ratio is 96.1%

The homes were priced high and sellers had to reduce price as seen from ratios.
