Are you READY TO SELL YOUR HOME? Step 3: Preparing for SHOWINGS

When it comes to selling your house whether in the Manchester NH area or anywhere, the one thing Sellers are demanding these days is Service. If you are looking to SELL YOUR PROPERTY there are some steps you can take in order to make your selling proicess easier. As a Leading Agent here in the New Hampshire area, I strive to make the Selling process a wonderful experience for my clients by working with them through ALL steps of the Selling process.

The 3rd STEP in the SELLING PROCESS is Preparing for SHOWINGS .  Now that you have chosen the BEST agent in the area, you have priced your home correctly, it is time to get ready for showings.

a. THE EXTERIOR: Most buyers drive by a home before they decide to go inside. In a mere seconds they will decide if they will keep driving or make that appointment to come inside. Your home should be inviting, your lawn mowed, bushes trimmed and your yard free of debris, toys, old cars, campers and old boats. Christmas Lights only belong up during Christmas.


b. THE INTERIOR: Your screen door should be operational and free of rips in the screen. The inside should be free of clutter, freshly painted with clean floors. Remove things from your counters and refrigerator door. Get rid of the cat box and pet toys if you have one. The carpets should be free of stains and your faucets free of drips. Staging your home is always a plus even in small amounts. 


c. OFFENSIVE ODORS: You should free your home of odors that may chase potential buyers back out the door such as smoking odors, pet odors and those litter boxes.

d. SHOULD YOU BE HOME? You should definately not be home for showings. Pack up the kids, pets and family and go for a walk or ride. Let the buyer have the time they need to fall in Love with your home. Your agent should be there to show the home, protect your belongings and answer questions. Definately not you the home owner.

e. WHEN SHOULD YOU ALLOW SHOWINGS?: One problem that pops up every days is sellers not letting us in with potential buyers. We work hard to market your home, attract them and to get them to come see your home... so if you will not let us in, do not be mad when they buy your neighbors home as they did let us in. It is traditional for a nights notice. It is common to show homes from 9am to 8pm. On weekends it is common that people come from out of town, grab a paper, see our ad for your house and want to see it within an hours notice before they head back. More than half of my sales are on short notice. Do not be offended, it is part of the selling process.


In conclusion Selling your home can be a wonderful process. Avoiding agents who do not work with you through each step of the selling process is a good start. Most home owners whose homes do not sell during the first 3 months of the listing term do not sell because of price or a lack of attention from your agent. By having a Local agent who works full time, offers full service and knows yoru market, you can get the advanatge of being properly priced, properly marketed and with me, in most cases sold quickly and the best obtainable price.

I'm curious about where 8pm is common to inspect a property? I would never advise inspecting a home after dusk or does it get dark after 8pm in Maine?

KIMO in the summer it certainly is dark well after 8 here in NH. There are a lot of potential buyers who do not work traditional hours and need to see homes when they can and not always when sellers want. Showing homes is not a 9-5 job Monday through Friday. It is showing when the buyer can see them. It is important to make selelrs aware of this so they can let us in. You can not get a sale without an offer and can not get an offer without a buyer seeing your home.

Looking at this not from an Advertising/Marketing standpoint but as a homeowner who is getting ready to list their house for sale June 1st I found your post very useful. My favorite points were the following:

 

1.      In seconds people decide if they will keep driving or make an appointment with the listing real estate agent to come inside.

 

2.      Your home should be inviting, your lawn mowed, bushes trimmed and your yard free of all debris; toys, old cars, campers and old boats. Screens should be operational and free of rips.

 

3.      The inside of your home should be free of clutter, freshly painted and floors should be clean.

 

4.      Real Estate Agencies work hard at marketing your home to attract people. It’s very important that homeowners also work with the realtor and be flexible when it comes time to show their property.
