Now you know why you need a home inspection.

I'm sure you have heard it before when trying to sell a home. "Why do I need a home inspection"?

Newer homes and even brand new homes that have never been lived in need a home inspection.

There are a lot of short cuts that contractors will try to slip by the "unsuspecting home owner".

This is why you the "Buyer" and in many cases the seller, needs a home inspection.

Remember to give the buyer peace of mind.

Then the sale will go through.

On this home the "FLIPPERS" are done. But not the work that needs to be.

No plug in meter box.

I know this do'es not look like much, But we have had a lot of rain as of late.

The electrical contractor must have been in a hurry.

A bird could find this very appealing as to a place to nest as well. This could end up causing a electrical fire.

Cut vent to attic. Screen removed.

In this shot it looks like a normal gable vent. But the contractor had cut the vent in order to get the A/C lines  through the attic to the furnace in the hall closet. First they cut the vent. Second the removed the screen from the back of the vent. And they never replaced or re installed the screen.

This leave the area open to any animals, birds or insects that wants to get into the attic.

This is the time of year that the wild honey bees swarm.

I have heard that some buyers think that a home inspection is a waste of money.

What about all the money wasted on repairs that could have been negotiated in the closing?

Good morning, Clint.  Yes, there are so many reasons for home inspections...not just dishonest contractors, but also general wear and tear from the outside elements.  A buyer would be crazy not to have an inspection.

Clint, flippers sure make the "exterior of the home" look spectacular, but recently did an inspection that all the major components of the home had severe issues, and ended up canceling the contract!   It would be a huge mistake for a buyer not to do an inspection - new or old home!

Client - you bring up an excellent point that even if a home is brand new there are contractors who take shortcuts and the only way to find issues is to always have a professional home inspection! When I saw the first picture I thought it could also become the home for a bee's nest!

A great place for a bees nest. Or a birds nest. The critters will nest anywhere they think they are safe.

Could cause a fire as well.

Great advise that all buyers of new or used property should heed!  If any of our buyers decline an Inspection we require them to sign a waiver saying the benefits were explained to them and they are waiving inspections.

If you can afford to purchase you can afford the relatively small cost in comparison for inspections for your own protection and peace of mind.  Sellers quite often aren't aware of potential issues.

You do a great job promoting home maintenance. This is unfortunately an area many people neglect. Isn't it a shame that advertisers on TV can influence women to make so many beauty improvements and exercise commercials and TV shows are hypnotic - yet when it comes to home maintenance, nobody is talking on National TV. Consequently, people live in homes with issues that can cost them their lives, destroy their homes, or make them sick.

That's what I'm trying to do.

There was a client that called for a home inspection. He said the bank "did not require one" but he wanted one just for peace of mind.

Remember "venting the right way post"?
