Wells Fargo Short Sale Success In Clermont Florida

Clermont Florida Short Sale

Tutas Towne Realty and Bryant Tutas just had another successful Clermont Florida Short Sale with Wells Fargo. This was a HAFA Short Sale.

The property:

Primary Residence. 3 bedroom 2 bath single family home located in Clermont Florida. Located on the Clermont chain of lakes. This property has 1,849 sq ft of living area and was built in 1987. It was purchased in September of 2002 for $150,000. It Sold 5/18/2012 for $135,000.

Liens:

  • 1st Mortgage with Wells Fargo for $188,000
  • 2nd Mortgage, HELOC, with Wells Fargo Bank for $95,000

Hardship:

  • Curtailment of income.

Summary:

The property was placed on the market with Tutas Towne Realty on 2 December 2011 for $165,000.  The price was reduced several times to $150,000 on 19 January. It went pending at $135,000 on 26 January 2012. 

Issues: There were no issues with this short sale. Wells Fargo countered once on price. The buyer was not willing to come up. So instead of raising the price we moved some expenses around and Wells Fargo accepted the deal. 

Tutas Towne Realty closed the transaction on 18 May 2012. 168 days from listing to closing!!

Wells Fargo accepted $115,000 or .61 cents on the dollar for the 1st mortgage.

Wells Fargo accepted $6,000 or .06 cents on the dollar for the 2nd mortgage settle.

 ***The Seller received FULL WAIVER OF DEFICIENCY for both loans.The Seller recieved $3,000 for moving expenses through the HAFA program.
