Bob. Leilani, this is so common, perhaps everywhere - to ask for 'freebies' all the time....you did answer it perfectly!
I do not use trade association forms and real estate agents who use the VAR lease obligate their property owner clients to perform under an ONEROUS landlord-tenant act to their FINANCIAL detriment.
Over the years I've received requests for real estate Contract of Sale forms from FSBOs.
My response is "I'm not a potted plant".
That usually escapes understanding so I explain that the forms are copyright protected for use by agent/broker members only.
That they understand.
Well explained, our forms are promulgated for use by its members...

No we can't just give them out. Ours are actually now copyrighted for the state of Georgia. I believe folks think this is a lot easier to do than they find out it is, leasing and property management.

I was once called on a Sunday by a friend who was called by his friend and pressured to cough up a rental agreement. I relented after a while and sent it via email. I get a call from the guy who needed it so bad saying...can't you send me one that doesn't have your name at the bottom?
BOB - well stated and right on the money - to protect them in the transaction they should use your services.

One of my friends asked if I could provide a copy of a real estate purchase agreement. They were going to sell their mother's home in another city. I told them I could give them the name of a realtor in that city and they could ask that agent if they would be willing to provide a blank RPA to them.
Bob and Lanzi, good answer: no. As members we are not to give out forms to non-members. I get asked by agents who aren't paying their board dues to share my forms with them. Answer: no.
It is interesting the number of people out there looking for freebies. Send them to the stationary store and let them get a generic one...
Praful, the C.A.R. lease agreement isn't just a freebie that I get asked for sometimes, but it isn't even valid without my signature. It's written specifically for real estate agents to generate rental paperwork for the tenant and landlord. :)

Wallace, what particular language are you referring to in the Virginia Association of REALTORS lease agreement? Just curious. :)

Sounds like a response I give to people who call me and just want information on a particular property (but they're working with another agent and it's not even my listing): "I'm not Google." :)

Exactly, Lisa...that's also why ours are pre-printed with my name and contact info at the bottom of the first page! :)

You're right, Michelle...everyone thinks leasing and property management is easy until they experience their first problem! Then they want the assistance of a professional. I've been asked to "take over" a lease because the landlord wants to evict the tenant and doesn't know how. We don't take over leases; we only manage properties that we put tenants in. :)

Richie, I guess he hadn't read the entire agreement yet, which contains language that refers to the real estate agent...it's not just the first page with your pre-printed info that he should be concerned about! :)

David, another good point is that I don't know how well a C.A.R. lease agreement (that's not signed by the agent) would hold up in court. You couldn't exactly call it fully executed. :)

Evelyn, I'm just guessing, but I think it's likely that REALTOR Assocations in other states also have copyrighted forms for exclusive use by their member agents. :)

Gary, I just couldn't recommend anything like sending them to a stationery store for a lease agreement (which is typically not state specific) because they really should make sure it follows local laws. I could recommend they contact a local real estate attorney to review the generic agreement, but chances are the freebie-seekers wouldn't spend money on that. :)
