"I've tried a few agents but none of them have been able to help me find a home." These were the words I heard from a buyer who called me today.
I have to say my "DANGER" flags are waving any time a buyer tells me the've "tried a few agents", but I asked some questions & listened to his story to see if I could help him.
I learned several things as Mr. Buyer talked. The most important one being that what Mr. Buyer wanted does not exist in today's real estate market.
Words like ..."I want a great deal." "I'm not interested in getting into a bidding war". "I want to spend up to $150,000" (for a home with upgrades that are going for around $250,000 in today's market.)
I explained to Mr. Buyer that the Phoenix Metro real estate market is in a severe inventory decline and he would be bidding on any home in the price range he's interested in. I also explained that lowball offers are no longer an option but that didn't mean he wasn't getting a great deal. I shared with him the type of homes that are available in his price range in the areas he was interested in.
It was then that Mr. Buyer told me that he knew better, didn't believe what I was saying and that he would take his business elsewhere.
Yep...sometimes the truth hurts and some buyers just don't want to believe it.
I guess he can add me to the list of agent's he's "tried".
