chandler homes for sale"I've tried a few agents but none of them have been able to help me find a home." These were the words I heard from a buyer who called me today.

I have to say my "DANGER" flags are waving any time a buyer tells me the've "tried a few agents", but I asked some questions &  listened to his story to see if I could help him.

I learned several things as Mr. Buyer talked.  The most important one being that what Mr. Buyer wanted does not exist in today's real estate market. 

Words like ..."I want a great deal."  "I'm not interested in getting into a bidding war".  "I want to spend up to $150,000" (for a home with upgrades that are going for around $250,000 in today's market.)

I explained to Mr. Buyer that the Phoenix Metro real estate market is in a severe inventory decline and he would be bidding on any home in the price range he's interested in.  I also explained that lowball offers are no longer an option but that didn't mean he wasn't getting a great deal.  I shared with him the type of homes that are available in his price range in the areas he was interested in.

It was then that Mr. Buyer told me that he knew better, didn't believe what I was saying and that he would take his business elsewhere.

Yep...sometimes the truth hurts and some buyers just don't want to believe it.

I guess he can add me to the list of agent's he's "tried".

This type of conversation is best to be had upfront and quickly so you understand what you are getting yourself into working with such a buyer.  Finding out motivation and the ability for a buyer to perform on what they say they want to do is an important part of the conversation and it sounds like you did just that.

I feel like a broken record telling buyers about the current market conditions and then they still want to low ball their offer.  I have dropped a few of these buyers because I just get the feeling they are not committed to getting a home, they just want to see if they can get some deal that honestly does not exist, especially if they are working with a FHA or VA loan.

I am almost wondering if this is the same buyer I did the same thing to.  I had a buyer referred to me just bad mouthing another realtor. It was in the Chandler/Gilbert/Mesa Area. This realtor was a friend too.  I quickly told this buyer I was not a fit for them, and wished them the best.

There's has got to be a point in his (il)logical way of thinking that would get him to realize the common denominator is HIM!  He's not getting it.  I'm sure he'll find an agent . . . a newbie that is just cutting their teeth.  We've all worked with those types before, when we were green behind the ears!!

Thats good to hear. That you let him move on! He will never get what he wants, waited on the fence to long. Mutiple offers are a given here in the Boise market as well. I dont like bidding wars either, but its a reality again.

Hi Amy... many potential home buyers, and especially first time buyers, need to "loose" a few homes they are interested in, in order to come to grips with a real estate market that is starting to turn the other way... and then are the "eternal tire kickers" that are looking for "the deal" that no longer exists... or in some markets never existed to begin with...

Amy - Fortunately, you got to the point where he "fired" you and it only cost you a bit of time on the phone, rather than investing hours of time searching/showing property when he can't be satisfied.

Amy, I think your caller has a brother in VA.  I get those calls from time to time, and there is no convincing them that it's not going to happen as they imagine.  You were smart to interview him on the phone.  No sense in wasting precious time going nowhere.

Thanks for the post Amy! It seems like there are a lot of buyers with this "MO" out there right now.. In San Diego too! I tell them the same thing and.... next! A buyer is someone who BUYS and that's what we are looking for!

Amy, sometimes we have to say " no". The public always has a " friend" in the business or they are avid watchers of hgtv and use that as a barometer for the local market. We are professionals and have an in-depth knowledge about the market. That's what we're hear for.

You are lucky he decided not to work with you.  He would have been impossible to please.  Just wait until he realizes that he has missed the boat and the market truly is bouncing back from the bottom and it is bouncing high.
