REALTORS® ARE TAKING A SECOND LOOK AT THE AUCTION METHOD


REALTORS® are taking a second look at the Auction Method

Robert B. McArtor, REALTOR® with Long and Foster Real Estate, Inc. and Noted Real Estate Auctioneer in Maryland has been working with and educating Real Estate Agents on the Auction Method of Marketing since 1991. According to the National Auctioneers Association, Residential real estate auctions continue to be one of the fastest growing segments of the live auction industry with an estimated growth of 3.1% since the end of the second quarter. Total real estate revenues for 2006 include: Residential Real Estate ($16.0 billion), Commercial/Industrial ($15.0 billion), and Land/Agricultural ($25.3 billion).

Now with a changing market, Auctions have become a popular method among aggressive sellers to sell their property. "This is certainly a win-win situation for everyone involved......Sellers need to sell their house, Agents want a commission, the Auctioneer utilizes the Auction Method to market the property and the entire process ends at the settlement table in less than 60 days."

Robert McArtor has been Auctioning Real Estate since he was 21 years old. Now, at the age of 37, he is celebrating 16 years in the business and recently realized over $25 Million in sales in 2007 alone. "Between foreclosure auctions, home owner ordered sales, this has been a very busy year.........we are expecting to see a tremendous rise in auctions through-out the Baltimore-Metro area." I have taken a couple continuing ed courses concerning Auctions. Interesting stuff. When I get an appropriate client, I plan to suggest Auction.

Very well said, Robert. Auctions are going to be HUGE in the coming years!

United Country Real Estate formed an auction division in 2007 - realizing the up and coming popularity of this method of buying and selling real estate. I think they are the only national company to have an auction division.

Rosario - Its a fantastic method that is not meant for every property. When you are ready...consult with a "Real Estate" Auctioneer. A company or person that has worked with agents before.

Debbie - I have noticed an surge of Brokers in our area over the past several years become "Instant Auctioneers". It is important that you use a company that specifically conducts auctions. Why? because they have established themselves in the marketplace and have become well known in the market attracting Buyers, Sellers, Investors, etc. Name recognition is important....also TRUST!

Again, I agree whole heartedly - I have not jumped into auctions 110% as I do not have an auctioneer already on my Team. There are other UC brokers in the area that have been auctioneers for many years - I consult with them and learn. I have resisted the push to add water, stir and poof, become an instant auctioneer!

Debbie, the great thing about being a REALTOR is you do not have to be an Auctioneer also to serve your client. Let the professional Real Estate Auctioneer use his or her knowledge, explain the method to your client and both of you can work together. After consulting with agents in my area, they are excited to simply receive a referral fee or work with my side-by-side in whatever capacity I need them to work.

Interesting, very interesting, indeed more people should take a look at auctioning, it just makes a lot of sense in this market and with all property available in foreclosure. Lance
