Years ago when I was looking for a home, it made me insane if they sellers were home when I toured. They were the quickest tours for all the reasons you mentioned. Funny thing is, I wound up buying an FSBO, but they sat in the yard with an "adult beverage" while we toured their home.
Sellers need to do their magic disappearing act during any showing or open....contrary to what they may believe, they are not the best tour guides...have a great week !
Very good advice for home sellers. I have found exceptions to this rule when home sellers really know how to welcome prospective purchasers.

Larry & Sheila - Sellers can definitely cost themselves a sale by sticking around, that goes for showings too.
Oh, that is so true, Larry and Sheila. Who wants to look around when the sellers are sitting there pretending they aren't watching every move you make. I'm suggesting.
Larry/Sheila...it can't be said enough time...Sellers should LEAVE the house to give the property the best opportunity to sell.
Larry & Sheila, Sellers always think they are an asset when present at open houses and showings. It is our job to educate them and keep them out of the home.
Larry and Sheila Realtors do not recommend the homeowner to stay during an Open House and neither does John McCormack in Albuquerque! Suggested my friends .....
Larry & Sheila - I agree, it is in the best interest of the showing (and the sale) for the sellers to step out during a showing. With some sellers this may be difficult, but it is our job as their Real Estate Agent to reassure them, it truly is for the best.

Larry and Sheila, I hit the suggest button! Excellent post! Very true about buyers being uncomfortable with sellers looking on, and it may make them rush through the house rather than truly take the time they need to assess! Wishing you both a great day.
I don't even hover at Open Houses...I let people wander and comment freely, they always know I'm around for questions and such, but I give them breathing room. I can't stand it when sales people follow me around in stores...or at an Open. As for the Sellers, no way should they be at the Open.
During BOTH Open Houses and showings, it is vital that the sellers take a trip to the mall or someplace else.

It is smart to send the seller away during an open house.
Larry and Sheila, another great post and suggested. Definitely the buyers should leave during an open house....that is if they want it sold!
Larry and Sheila you covered this subject well. It goes beyond the open house,I once had a seller who insisted on being present for the inspection, so the buyers walked. Yes home buyers need some space.
