In my quest to help a relocating family find a home yesterday, I called for a showing appointment. The listing showing instructions said, "CALL OWNER".
No key box, no "call agent". just "CALL OWNER".
So, I did. The good news - the owner answered.
I asked, "I'm touring homes with some relocating buyers today. Is it possible to show your house??"
"What time?" asked the owner.
"I can make it at your convenience and make it the first home to see, about 10:30 this morning. Or we can make it the last home to be viewed which would be about 3:00 this afternoon." That particular home is in another county and had to be either the first or last one to show.
I was surprised by "NO. That's not convenient Those are the times when I'll be out".
I asked, "Is there a key box?"
"NO", she said.
Thwarted, and being the Southern Lady that I am, I simply said "Thank you very much." I'm always polite.
Then, about 2 hours later, about 11:00 a.m., I got a message in my message center that said,
"There are 6 photos of the house on the listing and there is a YouTube video at "www.blah,blah", end of mes
sage.
I DON'T MAKE THESE DECISIONS. I gave the information to the home buyers. I was not surprised by their response.
"LENN, YOU CAN'T SMELL A HOUSE ON YOUTUBE."
Of course, in the back of my mind was the experience whereby, when the seller is not cooperative in the beginning, they probably wouldn't be cooperative throughout the transaction.
The transparently unfriendly and unhelpful attitude of this seller completely eliminated any interest in their property for sale.
UPDATE: This is an "Exclusive Agency" listing. Which really means that there is no "listing agent" involved. The listing is entered by the listing broker and the owner takes care of everything themselves. HA!!

Great post and hilarious title! Unfortunately, it's SO true, and you just never know what you'll find (or smell) when you visit a property in person. Also true about the attitude of the sellers and what to expect over the course of the transaction.

Sounds like the seller wants to also wear the hat of listing agent. Probably the attorney too. It's actually a joke to do this, act like this & then complain that your house doesn't sell.
There are a couple of foreclosures I remember where the phrase 'you can't smell it' on YouTube would be appropriate ;-) Still can't get the disasters out of my head!
I wonder what their response would have been if you replied with "What time works best for you?"

Great story Lenn, I have been in a few houses with cats that could probably be smelled even through youtube.
More seriously though, I have been approached often by agents offering to put my homes on the mls for a fee, and I am quick to respond that when I hire an agent I dont do it to get in the mls service, i do it so that I have an agent to answer the phone, keep track of appointments, show the property, do the paperwork, and about 50 other important priorities that are not being handled by an agent that types my property into the mls service.
As it starts, so it shall end.
The entire transaction would have been reminiscent of that first phone call, i.e., dealing with an unswerving, belligerant seller. Most likely the Listing Agent would have been MIA throughout all negotiations, inspections, etc. (Probably not by choice...but by the seller's decree).
You should send the seller (or listing agent) a thank you note...for helping you avoid an ugly experience, and thus enabling you to instead steer your clients toward a smooth transaction. Unanswered prayers...!

Allen. I agree. I wouldn't take a listing without a box either.
Glenn. UGH! That's cat or dog and may be difficult to eliminate. I don't want to sell those homes.
Bill. There was no listing agent. It's an MLS only listing.

Cynthis. In this case, I doubt that having a ER listing would have changed access.
I could not agree more - it surely DID sound like the owner was part (if not ALL) of the problem, and not the solution.
I also agree that those who throw up the road blocks right from the start rarely become easier to deal with - sounds like a not-too-motivated seller!
Not sure how your local market is doing, but I sure do hope you have plenty other houses to pick from....ones that you can see AND smell! :0)

Mike. I have sold a number of homes "sight unseen" by the buyers. They buy with photos and my personal tour of the home. This lady isn't going to show it to anyone and I doubt that an agent would sell it. I could be wrong.

Amy. You'd thing this was a $15,000 shell. It's not. It's a $499,900 house on a few acres.

Bob. All good reasons to hire an agent. I had one house that smelled of cat before the door was even opened. You can imagine what happened when I opened the door. I CLOSED IT QUICKLY.

They must not be serious about selling their home or the belief that the Internet viewing is sufficient enough. While people look on the Internet they always want to see the house. Pictures and real life experience are quite different.
I previewed a home this morning which appeared to be a jewel on paper with many pictures and the home was priced to sell and should generate a lot of activity. Upon closer examination, it was infested with termites and would require about $15k in termite repair and construction plus another $35k for other repairs and replacement of dated fixtures, so pictures and videos only help in compelling a look, but you must be physical to consider making an offer, don't you, so why are sellers and their agents so uncooperative? Unbelievable, isn't it?
You know people like this really frustrate me. I am glad your buyers understood the issue was not you. Sometimes they do not.

That says a mouthful, or perhaps NOSEFUL, doesn't it?
The reality of a difficult seller when you haven't even seen the home spells trouble in my experience.
It's one thing to choose to purchase a home sight unseen, save for video, photos and the agent's tour, but being forced to consider a purchase that way raises many a red flag for most folks.
I had th emisfortune of both listing agent and buyer agent calling me to ionfomr me that my clients were home during a second viewing..husband in the master bedroom and wife out at the pool sunning ehrself....Agggghhhh
Hi Lenn, I guess the good news of the housing market crash is more of these agents are no longer in business.
This post is the perfect example of why I always tell my folks that you can't buy a house on the internet. The analogy I often use is that the Grand Canyon is beautiful in pictures, but until you've actually seen it in person, it's just a big hole in the ground.
This post is also why I can't stand Exclusive Agency style listings. I know the public has choices, but an agent that's not providing any fiduciary responsibility to their client is doing them a disservice in my opinion.
Off topic but... I went on a listing appointment yesterday. I could smell the house before I even knocked on the door. Really bad! The inside was filthy. I passed. I had to wash my clothes!
Tigard. HA! I've been to homes with a strong cat urine smell from the door. Didn't even go in. That's why I preview.
I love it when those listing agents contact me for feedback. I give them feedback.
