Here is another chapter of if I could change the world. I woke up this morning with Judy Collins on my brain. Strains of bows and flows and angel hair and ice cream castles in the air suddenly appeared out of nowhere. Probably because we have tickets to see Judy Collins at the Crest Theatre in Sacramento this November. I don't think I've ever seen her in concert, although I did buy her album Wildflowers in 1967. This was back in the day when you could have one hit song on an album and people would buy it.

I suppose I was subconsciously thinking about Both Sides Now because yesterday I was looking at homes to buy in Hawaii. When you're looking at a website as a consumer and not as a Sacramento real estate agent, you see things with different eyes. For example, I see some agents rank very high in Google but that doesn't necessarily make them a good real estate agent. In fact, they might be a brand new agent, and I don't want to hire a new agent. I've been in this business long enough to know that an experienced agent, an agent who is passionate about her job, is the kind of agent I want to do business with.

Yes, before you say it, everybody has to start somewhere but that doesn't mean I have to help them get started. Those agents can go practice on somebody else.

I am also not interested in registering to look at property online. I registered at one site, and if that agent ever calls me, I'll hang up on him. I don't like him because he made me register to look at homes in Hawaii. I don't like him for other reasons, too. Because he's a keyword hog without substance. I don't mind agents who rank high for keywords because I am one of those agents. What I do mind are agents who didn't earn it because they have little to offer.

Presently, I'm working on changing and upgrading my own website. I will be adding an IDX, too. One of the reasons I'm changing is because Agent Achieve has gone haywire too much lately, and I don't have a lot of patience. A great way to choose an IDX is to look at the way other agents maintain property searches. I've picked up a lot of useful information by searching as a buyer. I've also looked at how agents present themselves, their company and their performance.

I'll tell you something else, too. Switching gears here. You know what the most important button is on a remote? On a remote that you're holding in your hand to watch a movie? My husband is in Chicago, so I have to operate the TV remotes by myself. That's something I don't ordinarily do. Now, you might say it's the On / Off button or the Power button. That's for neophytes. It's kind of stupid that each remote manufacturer manages to switch the Up / Down volume buttons and the Higher / Lower change channels buttons. On one remote, the volume might be located on the left and the channel changer on the right. On another remote it's the opposite. So you can find yourself watching World Wrestling Allstars instead of Dancing with the Stars and the volume is still too low.

The most important button on a remote is buried in the middle somewhere. It's not a big or obvious button. If you're a woman with long fingernails it's hard to depress. Who designed these remotes? Probably some guy with little tiny fingers. The most important button on a remote is hard to reach, hard to find and it's in the wrong place. It's the pause button.

I really don't know remotes at all.

Elizabeth, in my previous employment, one of the first things I had to do on a project was to try and view it from all sides, management, support, employees, and consumers.  It is a very good exercise.

I found there was no perfect website for property searches. Each had specifics I liked but I had to use at least two of them to get the information that I wanted.  And it took a long time to figure out what kind of information I needed to get. If a website doesn't address that, it's missing crucial elements.

I've been logging time surfing Realtor.com and checking out real estate in other markets when I crash on the sofa at the end of the day.  I was looking at multple million dollar beachfront properties and realized that very few of the agents included photos of the kitchens and bathrooms.  They wanted  you to see the pool, the grand entry way and the landscaping, but no kitchen or bathroom.  What's up with that?

Nice talking with you this morning and my apologies for not returning your call sooner although this happens to be one of those times when I just....did not want to get on the phone when I wasn't feeling so hot.

I am working on 'fixing' some errors on my website (in between creating a new one) after uploading the whole thing again as I had Front Page extensions which they didn't allow anymore. It created so many errors!

My IDX feeds into our MLS so you are welcome to search whatever homes are input into our OAHU (Honolulu County) MLS.  Though I received info from a long time staff member here that having them register is a good idea...I never did 'make' anyone.

Yup,....stepping into another person's shoes and looking at all sides help us all to see that there may also be reasons other than our own thinking about the who, what, why, how and when's of a situation or circumstance occur.

Have a good day!

Well it's great, Elizabeth, that you hold such strong opinions. I once heard it said that someone without opinion has no backbone.

The best way to learn is through hands on and thanks to your post I think it is time to test drive some other real estate sites in order to learn what I can do to improve my own.

Hi Chris Ann: Maybe those sellers hired undocumented workers and don't want IMS calling when they spot them in the photos. Are these multi-million dollar homes in Virginia you're looking at?

Hey Sally, thanks for talking with me today. Sorry you were feeling under the weather.

Hi Jill: I have strong opinions?:)

Hi Judi: I'm amazed at how many websites are nothing more than a billboard. They are a chance to tell your story, to highlight what makes you important to the visitor and to give visitors information they can't get anywhere else. Property searches are important. If you can't find the information you want, it's frustrating, and if you're frustrated, you're not calling that agent when it's time to go look at property.

Hey Elizabeth, One thing that few agents do is create content. I read through your post about finding experienced agents amid all the big-box players including Realtor, Zillow, etc. and local syndicates like "Hawaii Life" where you pick a number like the post office and hope you get good help when your turn comes up.

I also enjoyed your digression about the remote. I feel like I know you a little bit now, even though I just met your persona in your blog. It works. You already have a connection with someone who has several reasons to trust you more than the machine generated connection assigned to me by some big brand website.

I know that agents do little to create personal brand and content online where they could rock the world for their own business. This is true in Hawaii because I still rank at or near #1 for "Kona homes with ohana and pool" Why? My content is unique- unlike any other. To top it off, I don't even sell real estate.

That market is wide open for all kinds of experienced agents to make themselves a friend who can help.

If you're moving to Hawaii, I just want you to know, I'm completely jealous! A part of me always hears its call.

It's a good thing for all of us to occasionally be a buyer or seller ourselves since it really does put such a different slant on what we see and do as agents.  Happy Monday to you!

I hate having to register on IDX sites as well. If I want someone to contact me, I will contact them first. I just learned how to use my DVD remote, you are not alone.

Hi Elizabeth- Pause, back and fast forward...all so very important .  I'm sure standing in the place of a buyer is something we should all do- makes a big difference.  I saw Judy Collins in Denver, probably in 1968- maybe at DU? it will be a good concert, I'm sure.

Too funny Liz. Your post is so on. Consumers don't want to HAVE to register. Mine askes people to register but you can also just click through.

Elizabeth, I can honestly say that I've never pressed the "pause" button on my remote. I don't have tivo (or whatever) so I can only assume that's what the pause is for?

Oh, Mary, how can you say play or rewind is on par with pause? Without pause, how do you grab your dinner out of the oven before it burns? What if you have to answer the door, a phone call or run to the bathroom? You can be right in the middle of an emergency, with something deperately requiring your attention such as maybe you need to dash into another room to clean up emergency cat vomit, you've got to be able to put the darn TV on pause. Rewind. I can wait for rewind.

Elizabeth - It's interesting to look at this from the other side and valid points for all of us to consider.
