Making Your Property Appeal to a Transferee Tenant

A transferee tenant is a very different species from a typical renter. Landlords have got to make sure that they know how to make their properties appeal to tenants that have recently been transferred into the area for work. Whether transferee tenants are looking for a short-term rental or long-term home, you can make your properties more tempting to them by focusing on a few key things:

Make it simple to evaluate your property from a distance –individuals that are being transferred often have a lot on their plates already, and just don’t have the time to visit multiple properties (nor do they really care to). But that doesn’t mean they don’t care about living in a quality place, whether it’s for 2 weeks or for 2 years. Be thorough in your descriptions of the available amenities, and take plenty of photos so people can see exactly what is offered.

Make the space feel luxurious – if you’re appealing to shorter-term renters, you’re able to charge more for the property. Adding a luxurious feel even for longer-term renters makes it easier to appeal to them from afar. In the case of short-term renters, it is absolutely necessary. This could mean charging more for maintenance and amenities in order to make sure the property is maintained appropriately.

Ensure that you're aware of pertinent laws – there may be specific municipal taxes and other fees that you have to pay if you manage short-term rentals. While familiarizing yourself with the laws is not of direct benefit to your tenants, having a property that operates under the appropriate laws will benefit them in the long-term.

Use an online rental application – if potential renters like what they see online, it is important that they have the opportunity to immediately apply before anyone else takes it! Providing them with an online rental application will help you to close the deal quickly--and that benefits everyone involved!

It is important to remember that a tenant being transferred into the area requires convenience and needs to be impressed if you’re going to hook them! Paying careful attention to the items above should help you to do just that.
