Cash Buyers have been dominating the Charlotte NC real estate market for the past two years.  Wise investors (just as Warren Buffett advised doing) have been increasing their inventory by leaps and bounds and smart individual home buyers are doing the same.  Not just with cash but, with the use of conventional, FHA, VA loans and 203K loans.
 
During the past 90 days, cash buyers accounted for 32% of the home buyers in Charlotte NC.  Of the 5,506 cash buyers over the past 90 days, 76 of them have purchased properties over $1,000,000.   The highest cash sale during this 90-day period was  $4,800,000.

Great post! Yes, we're seeing more cash buyers, more investors, and more 2nd home purchases in the Raleigh - Durham Triangle area. The nice thing about cash buyers is they're closing in 2-3 weeks!

We are seeing the same thing in Austin..many cash buyers. I have represented several clients who have been in large homes..we listed, sold and bought smaller homes with their cash equity..it was time to smart size and they took advantage of the market.

Great post Deb. We let our buyers know about many all cash purchases on the market. They might not believe us until they lose the bid because they are outbid by other all cash and higher offers.

Though cash may be king in Prince William County the percentage of cash transactions is lower than FHA, Conventional or VA loans to date this year.

And that seems to mean that there may be a interesting flux of buyers.  Are these cash buyers investors?  Might be hard to tell but what's your rental market looking like these days?  Do you have lower end properties that are being picked up by the cash buyers?  Great looking charts Debe.

Hi Everyone!  Boy, I wasn't expecting a feature on this one!  Thanks for your comments.

Yes, cash is king of late and Jon, you're absolutely correct--many low-ballers will come to us with Offers stating, "Well, I'M PAYING CASH!"  Sorry, but, that doesn't win you the property when we have full-price cash Offers coming in!

Michael- Absolutely correct!

Richie - As I cited--even properties are being purchased with cash over $1M.  I believe that a good deal of those buying with cash are, indeed, buyers but, not all of them.

Lenn - Seasoned agents KNOW the hot properties and your advice is exactly what your buyer needed in order to win the bidding war.  Most sellers nowadays, unlike in years past, seriously consider the method of payment as being #1 or #2 in their decision to sign that contract.  I remember when they only cared about the bottom line--now, they just want to get to the Closing table!

Debe -  That's a huge percentage of the market, and it can be tough to compete with if the cash buyers are making semi-reasonable offers.

Lots of Cash circulating in the market here in Silver Spring, Maryland too!  It's the most common in fixer ups and foreclosures.  My most recent listing had 3 offers and all three offers were all cash.
