Edgewater is located just South of Annapolis and offers homes in all styles and sizes. With its easy access to the water, parks, golf, shopping and commuter routes Edgewater is a great location for an easy living lifestyle.

So what is happening with the Edgewater marketplace? Foreclosures and short sales are still a major part of the inventory in Edgewater accounting for 29% of the sales however look at the great increase in sales taking place. 42% increase over sales of the previous month which is always good news. Closing assistance by seller to buyer is a huge part of the sales happening in Edgewater with 17 out of 24 sellers paying some form of closing assistance. The biggest news is that inventory decreased from 11 months to 6.7 months overall.

18 are Short Sales ( up by 2)

4 are Foreclosures (up by 1)
30 are Short Sales (down by 3)

Homes Sold In March

 24 homes sold in the month of April
Of These:
2 are Waterfront
6 were Townhouses or Condos   
4 were Foreclosures (up by 4)
3 were a Short Sale (same)

Edgewater has 6.7 months of inventory


Market Absorption/Inventory Rate

0-4 months is considered a Sellers Market
5-6 months is considered a Normal Market
7 months and above is considered a Buyers Market
