Checking My Google Alerts This Morning i saw

Checking My Google Alerts This Morning  I saw a new listing come up in a subdivision my client was interested in. The only problem was that when I checked the MLS it did not come up. The pictures of this listing were amazing Remodeled kitchen and baths newer carpets and the price was also right. The only problem was it was not in the MLS under the subdivision we were looking for.If I had not had this subdivision in Google alerts I would not know it was avaliable .

I went back to my Google alerts and found the address that I found this morning . I then put it in as an address search instead. There it was in black and white .

The  problem was it showed up in a totally different subdivision. My first instinct was to call the agent and alert him of the mistake .Then I thought twice .If you saw the address you would know it would be quite difficult to make this mistake . My question is was this a mistake ? Priced right new kitchen that looks amazing in the photo's the rest of the place looked awesome too.

If you are listing a property for sale should you know the name of the subdivision you are listing!

Especially if the name of the subdivision is part of the address!

What would you do ?

Would you call the agent and alert them that they made a mistake !

Lucky me that I have Google Alerts and my buyer will get to see a property she may not otherwise have seen

That's puzzling and feels a bit deceptive to have something show up in a Google alert as one neighborhood, then you get to the MLS and find out it's a totally different one.

Hannah, I listed a property that was on the border between two areas. After I filled in the appropriate box, the MLS wouldn't let me change it without sending a change addendum directly through their office. They informed me that too many agents were trying to get in multiple areas. She said the same went with subdivisions.  Go figure

Chris Ann ..My thoughts exactly ..It may workout  to be good for the buyer I have that is looking but not good for the seller of this property .

Paul .. This is not on the boarder line of a sub division . In fact the address is part of the subdivisions name . i would imagine someone should know it is in the wrong place . Go figure

Hannah this is certainly a good use of Google Alert.  Since there was some confusion with this listing I would give the agent a call just to clarify the information.

Hannah, that could be an agent with an agenda that is definitely not in the best interests of the seller. The Google alerts did their job, even if the agent didn't

I have seen some weird things happen with Google Alert. Like my company name coming up that wasn't really a link to me or about me. My web guy says sometimes things like that just happens. It is all confusing to me! LOL

Hi Hannah, perhaps after you show the house to the buyer, you may want to call and let the agent know about the error...if indeed it is an error.

Jennifer .. As I said the subdivision is part of the address so there is no mistaking it is on the wrong spot .

ED  Google alerts really do work .I am so glad i use them and would suggest every agent try to use them .

Shar ..This was not an accident ..the agent made a mistake ..Google Alerts got it right

Rebecca .. I have found a listing that I might not have found for my buyer to see . Good for my buyer not so good for the seller considering there are 22 active listings in this subdivision.

I would hold off.  If it is to your buyer's advantage, especially.  There might not be as much competition, ergo, fewer offers for your buyer to compete with...just a thought.
