My clients absolutely LOVE feedback. They love to ask all of the time about what the potential buyers thought about the home. Feedback is really very simple. Here's a translation...

"The home is too small." -translates to- "I saw bigger homes for the same price or lower."

"I didn't like the layout." -translates to- "We saw better layouts for the same price or lower."

"We didn't like the decorating/condition." -translates to- "We saw better decorations/condition for the same price or lower."

"The yard isn't big enough." -translates to- "I've seen bigger yards for the same price or lower."

Are you starting to see a pattern here? Obviously if several people don't buy the home for WHATEVER FEEDBACK they give, the ultimate way to respond is to LOWER THE PRICE.

Feedback is always important for seller, but as you say the bottom line is selling a home is PRICE!

Good comments. You are absolutely right. Priced right and houses sell quickly. And you can price you never been updated house the same as the Southern Living Centerfold house next door and expect to sell.

Sometimes I think they say the layout wasn't right just to not say the truth - looks like a dump, why would I consoder this place?, you want how much? Are you crazy?"....but really it probably is about the price.

I disagree. 

Obviously the price is important and can sometimes make buyers ignore certain issues but feedback of "it's too small" often could mean, "we're going to spend more money because we've decided a bigger place is better for us", feedback of "I don't like the layout" might mean "we like an open floor plan, your house has too many walls", etc.etc.

We had feedback that the buyers want a first floor laundry.  That doesn't mean they'll accept a basement laundry if we lower the price 10%.

Bryce, you need the right price and the right buyer.  One size just doesn't fit all.
