What is the Agent Value in a Real Estate Transaction?

 

 

Many clients will question the need to use a real estate agent in their transaction, and for a portion of the deal it may be right. The value of an agent is demonstrated most when the deal takes an unexpected turn. Anyone can search for homes online and drop in on open houses to see them. Even a contract can be prepared by the buyer’s lawyer, but the lawyer would not be capable of determining the value of the home. They would not know if the buyer was getting a good deal or even paying a fair amount. A lawyer’s job is to make sure the transaction has no legal complications.

 

A buyer needs to have their own advocate, their own agent who’s there to make sure they buy properly and fairly. The seller already has an agent that is there to make sure they get the most amount of money for their home, which is contrary to what the buyer is looking to achieve.

Another area where a buyer’s agent can help he buyer is with the inspection. Most clients ask for a home inspection of their potential new house. As your agent, I would also provide tips on how to gain the most out of the inspections.

Of course, first be sure you use an experienced and reputable home inspector that is licensed in the state. Once the inspection is completed, we can review the results to understand the current condition of the property and how that may influence your decision to carry forward with the purchase. For example, you may discover that you’ll need to replace or repair major systems and components that were not visible at the time of first seeing the property and were only disclosed with the assistance of the inspector. If the seller acknowledges these hidden problems, and a mutually agreeable concession is achieved, then the purchase can go forward. 

 This is the added value a good agent can bring to your home buying process. Reading and signing a Buyer’s Agreement ensures the buyer gets proper representation, an advocate for them and a source of information to make the buyer’s experience a good one.

Ed a Buyer that questions the value of a Realtor will quickly realize the value if they attempt to sell the house on there own.  They soon find out that it involves more than putting a sign in the ground and collecting a check at the Closing.

Ed - I know a buyer who didn't think having representation was important.  They were relocating and surprised to find that the "wildlife preserve" across the water from their home was torn down three weeks after they bought it to make way for a new train station.  I know another buyer who didn't have representation and purchased a home with contaminated soil from an underground oil tank that was removed, but not remediated.  (There is no requirement for a homeowner in Connecticut to remediate the soil unless if affects others.)

Hi Ed. Many times only after we are deep into a transaction is when a client will say that they appreciate all that we do.    It is then when they can actually SEE that is much more than just finding the home.

I think that most people do realize the value we add.  But sometimes we make it look too easy and they have no idea what goes on behind the scenes.

Good day Ed;  Most folks who have not sold a home in years, think they just need to put a "for sale" sign in front of their house.  While that may be true in some areas like a main street, no one will see it if the unit is on a dead end street.  Also they don't realize that selling a house for top dollar is a full time job, and if they already have a full time job, taken on another will mean one of them will suffer, usually the real estate one.  So, they can do it but will they do it as well a good agent?

The big question is will they end up with more money in their pocket with or without a Realtor?  My experience is that hiring a good agent will net more in their pocket at the end of the transaction.  I know there are exceptions, but they are few.
