When home owners decide to move they feel overwhelmed at the thought of moving and do not know where to begin.
They know the part about calling a Realtor and getting Free CMAs but the thought of preparing their home for sale scares them. They may have accumulated a lot of stuff, they may have ignored maintenance issues and just do not know where to begin.
Here are some things you can do to prepare your home for sale.
1. Declutter and clean your house. Just this one step will make your house look entirely different from the way it looks right now. You may be used to having toys in all the rooms, lots of magnets on the refrigerator and mail and magazines everywhere.
Clear the kitchen counter.
Donate items you do not need.
Have a garage sale.
Put things in storage.
Clean the entire house including cabinets, power wash the exterior, clean the windows. Shampoo the carpets or if they are too worn out replace them if you can afford it. Refinish the hardwood floor.
Make room in your closets. Put away clothes that you will not need so that closets will look spacious.
2. Curb Appeal. The exterior should show great. People drive by homes before they make appointments. Put mulch and plant some flowers. Remove toys from driveways. Paint the mailbox .
3.Take care of minor repairs. If you have leaky faucets,running toilets etc, take care of these.
4.If you are concerned about repairs get a home inspection in advance and address things as much as possible.
5. Paint the rooms if possible.
6. Hire a stager if you can afford it. Your agent will give you some tips on staging . You may alos get ideas for TV shows and new construction.
Please remember that a home that shows well sells quickly and for more money than a home that does not show well., as long as it is priced right and marketed well.
