Home Seller FAQ 8.Why can't you accompany the buyer agents when they show my house?

I will be glad to accompany the agent for all showings. There will be two problems with this arrangement.

I may have other appointments at the time the agent wants to show your house. The agent has to only show when the buyers are available. I have to also confirm that the time is convenient for you. Now if the agent is told to also check my avaiilabilty for showings there will be many agents who may not bother to schedule showings.

Agents may  not want  to jump through hoops to show a house. The easier it is to show , the more the showings.

There are some buyers who call their agent on short notice to see houses. If I already have an appointment with other clients it is not fair to cancel their appointments so that I can be at your house.

The second problem is the buyers will not discuss the house in my presence. The agent may not want to discuss certain things i. It is best if you let the buyer agent, who has built rapport with the buyers ,  be with the buyers .

I will provide property flyers and mention all the upgrades. They buyer aand agent will not miss anything . You will be involved with the preparation of this sheet. I will seek your input. You should also approve the description in the multiple listing and all the photos . I know there are agents who do not describe much and do not have any pictures. When you sell your house make sure you request thea gent to show you the mls information and read the Flyers for accuracy.

Hi Gita.  If it is a occupied home I always accompany the buyer's agent and buyer.

Valerie, Thank you for reading. I had a listing last year where I agreed to go for showings and it was inconvenient for agents.

Conrad, I do it if sellers request it but it causes fewer showings.

Gita, great series and I wish we did that here...sellers agents are 99% of the time at all showings which makes it very difficult to get work done & why we can't join the rest of the US on their successful showing protocol is amazing...

Gita, We too will accompany a buyer's agent if the seller requests it, but there may be fewer showings. Like you said, many times appointments are made at the last minute and it may be difficult to arrange showings at a moments notice!

I think it macks the Buyers agent look inexperienced sometimes when the listing agent or seller is there but it is an insecurity thing for sure.
