pflugerville real estate

As a 13-year resident of Pflugerville, Texas (located immediately adjacent to north Austin), I have seen a lot of growth occur here over the years.  I remember doing a real estate marketing piece in 1997, which was my first year in the business.  That year, they had recently replaced the population sign for our town, which used to read 4,444.  I believe this was for the 1990 census figures.  As I recall, the population then was around 11,000, so I was happy to point to our growth as a sign of things to come.

 

In 2000, the population was around 16,500, and it has since increased by more than 100% since then, to over 35,400 this past year.

Projected growth shows Pflugerville doubling again over the next decade, and tripling in size by 2025. 

 

 

Many people are not aware that the popular television show "Friday Night Lights" is filmed right here in town.  Fictional Dillon, Texas is actually Pflugerville.  In fact, they even use the same mascot name, the Panthers.  The real life Panthers recently competed in the Texas State High School Championship game.

With the advent of two new toll roads that converge about 1.5 miles from my home, we are now able to get just about anywhere of interest for shopping within 10-15 minutes, and my commute time to my office in west Austin was cut from 40 to about 26 minutes. 

 

Located at the intersection of the aforementioned toll roads (45 and 130), Stone Hill Town Center is slated to  open within a few months, and it promises over 1,000,000 square feet of shopping and entertainment.  Home Depot, Best Buy, Chili's, several retail clothing stores, a large theater, and a fitness center are among the anticipated tenants. 

I am happy that we bought our home here five years ago, as prices are on the rise and the outlook is bright for Pflugerville real estate.

Hi Jason:  I have wondered what was responsible for the rapid growth of the proud city of Pflugerville, Tx.  I have taken several polls, formed several focus groups regarding the subject, and from what I can tell, Pfluerville's rise began somewhere between thirty and forty-five minutes after you and your family moved in.  What else could it be ?

I LOVE Friday Night Lights - well at least I loved Season One. This year it's a bit too soapy for me. Hopefully they'll get back to the football soon!

In the meantime - we have another thing in common. The local high school where I coach tennis - we are The Panthers too!

By the way - cool post if I didn't already mention it.

Ok, now I've got to tune in so that I can see Plugerville and get an idea of your Texas town.  I've heard it's a really good show, anyway.  The way you describe your town makes it sound so nice.  I love the idea of a quick commute to the "Big City".

Jason- few areas in the country can claim price growth in 2008, so it's a good message to get out the prospective buyers and sellers. I am sure you will steer your clients to the right decision in any market.

It has definitely grown out there in Pflugerville... I didn't know  Friday Night Lights was shot out there though.  I closed one of the producers a few months ago.. She said she could get my daughters on for a 5 second scene... I haven't contacted her about that yet...Another good post.. I don't know  how you keep coming up with stuff to post about.. :)

Jason, Plugerville sounds like a nice community.  I take it it must be a suburb of Austin.  I love living in the burbs.  Close enough to go in to the city but far enough out not to live there.

Jason... how many square miles is your town?  That is some good growth. My town is only about 12,000 people and it's been like that for 3 years or so...  In regards to Friday Night Lights, I like that show. How did they ever come up with your towns name?  And history behind that?  Thanks for the little tidbits...

I can definitely think of worse places to hang your hat, Jason.  Sounds like a great place.  A Norman Rockwell meets the Ewings kind of place.  I like Karen's notion most of all, though.  The best thing going for Pflugerville are the Crouches.

Jason, it's good to live and work in a town with a growing and thriving population.  It sounds like the new town center will be a welcome addition to the area.  By the way, I'm assuming that the "P' in Pflugerville is silent, am I right?  "Pah-Flugerville" would sound a bit weird, wouldn't it?  What's the origin of the name -- was there a Pfellow named Pfluger?

Hi all, I live in Pflugerville.  (Pronounce the "Pf" same as in Michelle Pfeifer)  Yes, the Pfluger brothers settled our fair community years ago and donated a good chunk of land that bears the name of the city.  When you watch Friday Night Lights, mostly it's only the football stadium that is used.  Most of the shots around town are actually from an older, albeit run down section of another small town southeast of Austin.  Scenes from the Best Little Whorehouse in Texas were filmed on a farmer's front porch, The Newton Boys with Matthew McGoughney filmed the bank robbery scene here and a small movie with Haley Joel Osment that had "Lions" in the title was also filmed here.  My family has also lived here 13 years and was soooo excited when we finally got a WalMart.  The Stone Hill Town Center has been needed for a long time.  Home Depot is opening within a few weeks.  Most other tenants will open early 2009.

Ahh that looks like one of the towns that is big enough now not to be considered a "small town" but still has the same feel.  We have lots of places here in Montana like that and I absolutely love them!  Not to mention I'm a huge fan of Friday Night Lights. It's such a great show; although it seems that they stop filming after the writer's strike... so I'm not sure if that is still filming or not...?  For my sake I hope not ;)

Looks like a great place you guys have there!  The growth rate is huge and I hope for your sake and the rest of the town it doesn't get too big where you start to lose that great community life. Thanks for sharing, Jason!
