What's Hot & What's Not? We have been inundated with calls for luxury high rise condos on & near  the Las Vegas strip.  Let's face it, Vegas is fun & the strip is in a process of re-inventing itself with cranes in the air wherever you look.

Because many of these units were purchased pre-construction.  Sellers had placed 20% - 30% down during the construction period without earning interest & are now carrying them for many months while trying to sell at significant profits in a declining market.

Buyers know that price levels have gone back to 2004 levels and that money is tight, with lenders requiring greater down-payments than ever before but the sellers don't get it.  We seem to be at a stalemate.  The only units selling these days are the luxury high rise condo deals, the bargains, or the top floor units which still seem to get a premium.  There is an exception to every trend & the top of the building units seem to be bucking the trend of declining prices. The fortunate Sellers who could afford to buy the crown jewels of the luxury high rises will surely find a buyer, usually a cash buyer, who has to have the best views in the building and realizes that what is desirable and unique in Las Vegas real estate will always command a premium price.
