Home Seller FAQ 10. Now that the house is under contract, can I shut off the electricity ?

There are foreclosed homes that are winterized and this post is not meant for REOs. They have their own rules and policies.

I am writing this for home owners who may have relocated or investors selling a vacant home .

Once the home is under contract, there will be a home inspection . The utilities should be on for the inspections.

Most townships require a occupancy permit. They may need the electricty to be on.

The buyer is going to do a final walk through and will want to check out everything.

If there is electric heat, the pipes may freeze. (unless winterized)

and one very important thing to remember is If you have a sump pump that runs on electricity, and there is no electricity , your basement will get flooded if there is Rain.

You should have a timer and keep the electricty on.

Shutting off power...or outages due to storms...like the one we are having this minute...yicks...can be the cause of a great deal of damage...important to keep power on, home safe.

Ginny, It can be a nightmare.

Valerie, I am lways scared when we have heavy rains and have been thinking of getting a battery back up sump pump.

I know it might be tempting for an absent seller to turn off utilities, but there are so many things dependent on electricity that could go work if its shut off. Keep on utilities until closing just to be safe.

It's really strange what sellers think they can turn off. Utilities is one.

But then they also cancel insurance! I have a serious heart palpitation when I hear the seller want to do this. I have to tell them to keep everything on for the reasons you describe. And insurance should be in force -- whether the property is a regular sale or a short sale.

Pacita, I agree. Settlement gets postponed often and we do not wat them to be without insurance.

Shutting off teh power before closing is never recomended. We had one this spring where after the selelr shut the power to save money, we had heavy rain, the sump pump had no juice to work and flooded the finished basement causing tens of thousands of dollars in damage.
