Home sales report - December 2007 - Macomb County Michigan

Over the next few days I will be posting several real estate market reports, the first of which
is this comparison between sales taking place in December of 2006 and December of 2007.

The following graph represents single family homes selling in Macomb County during this
time frame.  One of the areas that I was excited about is the "homes sold".  There is only
a difference of 2 homes - yes, that's right, 2.
  December of 2007 was a strong month for
home sales in Macomb County.

Another area that showed some outstanding signs of improvement was the average total
days on the market
Those totals plummeted for this past month and I believe the reason
is two-fold:  Home sellers are pricing their homes aggressively and wisely, and bank owners
of the foreclosures are becoming more realistic as to the value of the homes they now own.

Kris,

Excellent blog on the numbers and they do tell the story.  Can you separate out Macomb in Realcomp to get the sold number for your area? 

The other factor we also see are buyers who understand that the time is now to buy with respect to price and interest rates.

Kris--Interesting to note that though the average price is lower, virtually the same amount of homes have sold. Your market appears solid with educated buyers taking advantage of the opportunities in the market. Good localism post for Macomb County residents!

Karen:  I've never tried to pull the sales data from Realcomp™ as I find Mirealsource to be the most widely used for Macomb County.  I think I'll take a peek today and see if there is much difference.

Teri:  Prices are lower, but that is to be expected when the supply is much greater than the demand.  Most of the country seems to be seeing this happening.  I was also happy about the amount of homes that sold.  nearly identical!

Diane:  I was amazed also, especially with the colder wetter month of December we had this year.  Last year was comparatively mild in climate.   Thank you Diane, I hope you'll see the same type of activity picking up also!

Elizabeth:  I'm looking forward to seeing yours.  Consumers want to know, don't you think?

Kris, great job! I was actually happily surprised that the difference in # of homes sold was 2!!! That is good news, I knew the sales prices were around that perc. lower, I think people are starting to realize that the prices have adjusted considerably.
