And a conscientious licensed contractor will make sure the right permits are pulled ---- and reinspections done, and permits to be finaled.
I see so many situations where the contractor did not get the city inspector to come back to certify the work so that the permits are finalized. Comes time for the seller to sell, they have to contact the contractors again to complete that last task. And sometimes, they are unsuccessful in doing so.
You are right Pacita, a contractor needs to follow through until the very end. It would be wise to hold back some money until the final approval is in hand.
Good morning Tom. This is really good information. Finding a licensed and excellent person is not easy. I have searched in many places and it isn't a walk over. I wish you would come to MA.
Good for you Tom. In NY, we are required to put our license #'s on our business cards...so a sure sign of an unlicensed contractor is one who doesn't have it on their cards.

Finding a good licensed contractor does take some time, but worth the effort.
Good thinking Debbie, there are those types of requirements here too.
I use Craigslist a little bit. I got a response from the Contractors Board one day, I didn't have my contractor's license number in the post. I just forgot.
Come to think of it, I'm wondering if I have it listed here!

Hello Tom, I look for people that has a license to do work all the time, it is hard sometime for 230K.
I have heard that getting a general contractor for a 203K loan can be difficult, hope you find the right contractor soon Will.
