Long Island Home Seller Asks ~ Why Should We Respond To A Low-Ball Offer?

 
We are asked many questions about the Home Selling Process on the North Shore of Long Island and here is another FAQ by Sellers...
 

"Our Home Is Beautiful But We Got Such A Low-Ball Offer, Why Should We Even Respond To This Offer?"

 

Mostly every homeowner feels that their home is different from all the others. There are years of emotions packed into their "home" and sellers cannot understand why buyers wouldn't feel the same way about their house as they do. 

 

 We advise our clients homeowners to consider every offer they receive no matter how low it is. The offer isn't personal. We represent you the sellers and we negotiate the best deal we can for you. The buyers are also looking to get the best deal they can too.

We know it's disheartening when you get a low-ball offer, but before our sellers decline the offer, we ask them to consider some other ways to deal with it. Who knows, we might just be able to turn a low-ball offer into a sale.

We first suggest to our sellers not to take offense to a low offer. We don't know how serious a buyer is and by taking offense we will never know if these could be the right buyers. We believe in making a counter-offer, even if it is only a small one. It allows the buyers to note that you are ready to sell and even though it may not be the price they want to spend, they are not as offended as they would be by no counter at all.

After hearing the offer, we suggest that we go back and review the comparables. Maybe the values in the area have changed. If the buyers start low and you are high, then maybe there is wiggle room to negotiate and we can meet in the middle. Sometimes a counter-offer might be all it takes to save a deal.

Don't get discouraged on a low offer. Try and maintain a postive attitude even if you may be disappointed at an initial offer. Remember, its just an offer and everyone has different negotiating styles. Even though they have submitted a low offer, it has nothing to do with your house. It just may be their way or their agents way of negotiating and is not intended to insult you. Of course there are offers that don't go anywhere, but it's still important that we treat any offer like it will result in a sale.
 
So, our suggestion is even if you get a low-ball offer on your North Shore Long Island home, respond to it. You may be surprised that with a little negotiation may work the deal and these are the buyers for your home! By working together, both can get what they want.

Good morning Larry & Shelia,

I'm not seeing low ball offers now but over the past 3-4 years was definitely the norm! I always told my sellers..it's a starting point and at least we have something to work with!! Many a time with skilled negotiations we brought the buyer up to an acceptable range for my seller :).

It is definitely a starting point; and I usually advise my sellers to come back with something event if it's just $500 below the listed price. At least try to see where the buyers are headed.

Larry & Sheila, great advice!   I always recommend a counter even with a ridiculous offer!    Right now low-ball offers are not working, as there are so many offers submitted, you will lost in the shuffle!

Larry/Sheila: Although sellers do not like lowball offers, keeping the lines of communication open and making a reasonable counter offer are often enough to get the buyer to sign on the dotted line.

I agree on your thoughts on responding to a low ball offer.  Unless it is uttterly ridiculous, we have also encouraged a response.  As we add to our population in the US, many cultures believe in starting on the low end and enjoy lenghty negotiations, and do not mean to insult anyone.  It is just their style.  Have a great weekend.
