Snap shot of Alameda real estate market - May 18-25, 2012

This is a snap shot of the Alameda real estate market activity for the week of May 18 to May 25, 2012:

  • New homes on the market                               9
  • Price changes                                                  4
  • Homes that sold                                             14
  • Pending activity - all, not just last week        147
  • All properties currently on the market             58
  • Condos currently on the market                     11
  • Townhouses currently on the market             10
    Distressed properties
  • Bank Owned properties                                    8
  • Short Sales                                                       5
  • Average days on the market                           65
    (including distressed properties)

red bar graph trending upThis snap shot clearly shows that inventory of all property types is very low.  Single family homes, in particular, but even condos and townhouse are all moving off the market quickly compared to last year.

Prices are starting to rise, but there are still some properties available which represent good buys.   I have read that we are bouncing back.  I don’t have a crystal ball and would never predict the future, suffice it to say that the trend appears to be up.

The stats in your market follow the stats that we experience in our market. Low inventory with slowly rising prices. The result that desirable, well staged and priced homes fly off the shelves with multiple offers.

John:  I know that market reports for other parts of the country are not very interesting.  Thanks for taking the time to read mine.

Susanna:  Here, too.  Price is still important, but when there are multiple offers, everything changes.  Hope your Memorial Day weekend is nice.

Evelyn, ditto to what Susanna said in comment #2. Roseville, CA is also similar to what's going on in Alameda, CA...low inventory and prices increasing. It's all about supply and demand! :)
