Ocasionally, I find a Buyer who does not use the internet for learning about an area in which I work. A couple of years ago, I entertained a couple from the Eastern Time Zone. These people were from a state in the midwest where there are lots of green pastures. They had lots of money to spend, but were on a monthh-long road trip so they were not in a hurry. They wanted acreage with trees. That is a TALL order here because the Prescott area is high desert except for a few cabin sites within the Prescott National Forest.
I showed them around for about three days -- even walked some 40-acre parcels. When they left town they went through east Texas and I think they bought there.
It seems to me that these Buyers could have decided between east Texas and Prescott at 5,000 ft elevation without needing the three-day guided tour.
Prospective Buyers who come from the Ozarks, the south or midwestern states are in for a shock and seldom buy here because Prescott is a premium place to live. I believe the climate here is the best of any place.
This incident came to mind again as I have a Buyer Client who wants to do the same thing. This Buyer likes some of my listings but wants to spend $50,000.
