Sure Come On In...An Impromptu Showing


Today I was at my fabulous log cabin listing at 202 Pinewood Dr. meeting with the Sellers. It was update time of what the market is doing and what is planned for marketing. After our meeting we took a break on the front porch when a car drove up and stopped. You could tell they were looking intently at the home so I waved and motioned them in. My sellers asked if I knew them and I said no but I am about to.

After showing the buyers this beautiful home and getting their information we bid ado and off they went. Who knows where this may lead but what I do know is that another showing took place today and my sellers are thrilled.

Because as we all know...Every special home has that special buyer out there somewhere.

A doctor who makes house calls.

I agree let them in.  I have a client that bought a home that we saw that way.  We were in the neighborhood looking at another house and she saw that sign and we stopped. The owner was home and let us in.  The client put an offer on it the next morning even though it didn't meet her stated criteria (which is why it wasn't on the showing list in the first place).

Cindy- It feels like a vacation home too. Awesome.

Tammie- These sellers do use that porch daily. It is the perfect place to relax.

Lee Ann- We hope not.

Lenn- The more who see this very unique home the better the chances rise for a sale. I figure its no different than someone dropping in while an open house is going on.

The Christianson team- you just never know do you.

Stacey Ann- Ha...I have had that happen before too. They buy something totally different than what they had originally wanted.

Martha, it happens to me all the time. I can't remember anything ever coming of it though. At least I can tell my seller it was shown again.

It's important to be flexible if you want to sell the home. So nice that your sellers let them in at the last minute like that.

Hi Martha, yes, this happens a lot. Just caution your clients that just because you did this, it is not the way they should allow strangers without an agent to view the home.

Hi Martha.....when I was listing property, I would always prepare the homeowner for impromptu showings..... an agent could knock on their door without any warning and ask for a showing..... let them in and that will probably be your best showing.... I would always promote impromptu showings....

Most home buyers like to drive around the neighborhood and just do window shopping.  Since you were right there, it made perfect sense to invite them in.  What would you have done if they had just called you at your office wanting a showing right then and there?  Would you have asked them if they are working with an agent?  Would you have first pre-qualified them?

Debbie- me too but you never know unless you keep doing it.

Michael- Yes you just never know.

Melissa- they were scrambling for sure. LOL But I also know they keep a beautiful home so it was not too much of a scramble.

Sandy- I did. I told them if they happen to see a drive by looking intently to grab one of the full color multi page brochure and hand it to them and tell them to call me or their agnet to get in.

barbara- I promote as well and most are pretty good about it. Every showing counts!

Ute- two different plans of action. An impropmtu showing is no different than an open house. I am there and someone stops by.
