Another FAQ ABOUT HOME STAGING is Do I have to Stage every room?

In some cases, the Seller does not have the budget to Stage the whole house. In that case a Stager can help them choose the best use of their budget. This applies to occupied and vacant homes.

Professional Stagers know which rooms are key. By Staging the most important rooms for the Buyer the Seller can still help them see how their lifestyle will fit into the house.

Staging the key rooms helps the Buyer form an emotional attachment with the home.

Staging means the most important areas are ready for the Buyer to move in. The rooms left untouched may need painting etc. but they can wait.

 While it is best to prepare the whole house for sale, you can still show them the possibilities by upgrading and updating the key areas. The home may not appeal to the Buyer who wants 'move-in' condition but it could be just what a less demanding Buyer is looking for.

A Professional Stager will assess the condition of each area of the home and determine where the house needs the most work. You will get suggestions on upgrading and updating. You will get suggestions on the best way to get the most for your money. For example, updating a tired kitchen by painting the walls and cupboards and changing the hardware may mean money left over for other areas of the home.

Simple cost effective way to stage the home is buy de-cluttering and getting rid of all personal and unnecessary stuff

This is one of the most frequently asked questions sellers ask.  Great answers Janice.  We as Home Stagers are trained to see a home as the buyers would where a seller might not be able to.  Great post as usual.

Janice great post and series! Budget is always the thing we have to deal with, but always worth the money spent. I had to purpose a few rooms in the vacants I staged recently, because buyers would walk in and say what is this room? I even had the owner change the ceiling fixture in one house to make it more obvious. Keep 'em coming!

Janice, you picked such great questions to answer! I am looking forward to your new posts. I also like to say that it is the best to stage the whole house, but it is not always possible. I usually say that staging key areas kitchen/living/dining is sufficient enough, but if it is an occupied home than it is important not to mislead the sellers with some other room appearance. If it is a vacant house, I feel it's OK to leave some rooms vacant. It is always better to have a vacant room than the room that shows wrong purpose.

Anna, if the seller can only put sweat equity into the other rooms at least they present clean and tidy. I agree, secondary bedrooms in a vacant can stay empty if necessary.
