I pride myself in doing a quality Home Inspection or Energy Audit. I invest in my education and always looking to advance my skills. I feel I provide a good value and offer benefits to the agents and clients that use my services. Recently I had someone ask me to perform a Home Inspection for half of my normal rate. I know everything is negotiable but half? I declined and gave some free advice. I wasn’t offended because I think people might not be aware of what it takes to be a good inspector and provide a good inspection. But just the other day while browsing on Craigslist I saw someone offer to pay a whole $50 for a Home Inspection in Reno. What?? I doubt their agent is aware of the buyer searching for a $50 inspection and I hope they wouldn't condone it. With a large purchase of a home why would you want to rely on a cheap inspection? I believe there is some truth in the saying “you get what you pay for.”

Rob, skimping on a home inspection is one of the most foolish things a buyer can do.  It is about the best example of being penny-wise and pound-foolish that I know of in real estate.  I totally agree with your post.

I had a buyer who used his brother in law to do his home inspection....I asked if he was licensed and he was not.  He did not climb and did not check the roof.  He did not crawl so he did not go under the home to look for problems.  He was afraid of electricity so he did not check the electric breaker box. 

He made me chuckle and I told the buyer that his brother in law may not be the best person to use for the inspections and if anything came back to haunt him would his inlaw help pay to correct the problem???

The next day a real home inspector was hired by the buyer to inspect the home.

I found out after the closing his brother in law helped him pick out a used car that had been in the shop for repairs...

Richard that's a great story. We all like to save some money but some times it's better to spend it where you need to.
