Our friend Barbara has written a good blog that sums up nicely the problems that you may face when selling your home.  Our advice is to listen to the advice of your agent and take that advice.  Your agent is a professional who deals with this stuff every day all day.

When we place a home on the market, we always use comparable sales that have closed within the past 6 months to determine price.  Once we start marketing, there is a rush of buyer agents to show the new listing to their buyers.  After the first week, if the home is still on the market and showings have slowed, it’s time to pay attention to other properties in the same price range.

The market is more competitive than ever.  As the inventory continues to slim, it’s more important than ever to price properly.  The first week of every new listing is a "mob scene."  One may receive an offer immediately, but if the offer is not what was expected, one may want to investigate what else is on the market in the same price range. 

You may find a listing in the same price range that shows as nicely, but it’s larger and has an extra bathroom!!  That’s the new listing that is suddenly flagged with an offer accepted.  Now you know where your buyer went!!  We need to stay competitive with other listings.  Motivated sellers want to move their property, and pricing is the key. 

Remember, prices are not going up.  Prices are still declining, even though homes are moving and the numbers of sales are increasing.  The most competitively priced homes will secure the serious buyer who is qualified and motivated to find the best value.
