A lot of folks are currently toying with the idea of becoming landlords... buying investment properties... Before doing so check this out... This stuff really happens and being forewarned before you invest your money in a rental property is being forearmed!

I just found out that one of our clients that we helped rent their investment property just 4 months ago. .  the tenant asked to be released of the lease and moved out.
Apparently they found BED BUGS in the house and after an extensive professional treatment, it seems that they were still not satisfied.

No question asked. .
Never mind the signed lease. .
The Bed Bugs went BEYOND their duties and ruled the contract void.

Never mind that my clients rehabbed the property totally
and they hired a top exterminating company to deal with the bugs when it was at first reported.
The tenants just left and demanded a full release.

We are not property managers, but

The reality is: to be a landlord, you need thick skin and don't let emotional issues mix with a contract signed by two parties. . .


You can be a fair landlord, but don’t  get pushed around like a stepchild.

Over the years I learned  the hard way that there’s a lot of taking, pushing and elbowing from some experienced tenants that are capable to take a new virgin landlord and convert them into a puppet.

If you can not follow this. .you should not be a Landlord

No Pay? - No Stay
No Job? - No Stay
Got Sick - No Stay
My car broke down- No Stay
My daughter is pregnant - No Stay
My paycheck bounced - No Stay
I can only pay you half a month - No Stay
My dog was put to sleep. . sleep somewhere else . -No Stay

“Bed Bugs? . .I will not charge you extra. .but we will have to evict them. .”

The fact is: Your problems are your problems and let theirs be theirs!

Sorry to sound too harsh, but in reality, I'm a very compassionate guy in person.. .but when it comes to money, even if you are a family member, business is business and I transform.

A landlord should have reasonable time and effort to deal with issues that are beyond his control to accommodate tenants.

Is too late now for my clients that remained silent and somewhat embarrassed at the unfloding situation.

If you are not Landlord material. . you should call a professional  property manager to handle your tenants.

Bed bugs...the mere word disgusts me! I had just spoken with an exterminator at a trade show recently and the stories he told me about some rental properties and bed bugs....they bring them in and then the landlord has to deal with them throughout the properties!

It's true faith... Rich has had to deal with them many times... The thing that ticks me off is that they bring them in and then not only do we have to pay to get rid of them but they get ticked at us because they have em... Our new leases will absorb us of all bedbug issues... we deliver free of infestation and it's there issue after that...

Those are some nasty little buggers!  Funny how they have shown up in force lately.  You rarely even heard of them over the last 50 or so years.  But now they seem to be everywhere.

You should write into the lease that "tenant shall not move any furniture into unit without first contactin landlord"
