construction employee in bathroomWhenever you are considering entering into a contract for work on your property, verifying that the contractor has insurance is very important. Verify that the contractor is covered by two kinds of insurance.

 

General Liability Insurance and Workers’ Compensation Insurance Protects You!

 

  • General Liability Insurance covers damage the contractor may cause to your property.
  • Workers Compensation Insurance covers the contractor’s employee injuries while working at your property.

 

Without either of these insurance coverages, you may be financially responsible for any accidents or injuries on the job while the contractor is on your property. Before signing any contract or agreement, request a certificate of insurance from the contractor. Any reputable contractor will be more than happy to provide the Certificate of Insurance.

The vast majority of Certificates of Insurance are done on an ACORD Form that looks like this. Other forms can be used, but this is the most common.

You can even go a step further and call to verify the certification by calling the Insurance representative.

Thanks janeAnne, this is so important for the property owner. You may trust your contractor, but don't be afraid to ask for proof. Can you imagine of the Insurance had expired, or some error in paperwork were to make the contractor uninsuranced, and he didn't realize it? Everyone involved should checked.

This is super important Tom and so we had to suggest it! We have had work done around our house and asked for proof. Never understood why the contractor was offended???? We did not want to take on the responsiblilty if someone was injured and no one can guarantee that won't happen.
