What Can I Expect A BUYER to Find in an Inspection

 

inspecMany times, when I am working with sellers, they ask me what type of items a buyer might find in an inspection of their home.  I try to prepare my sellers and go over some of the basic maintenance items with them before their home goes under contract. 

 

Here are some suggestions for sellers of items to take a hard look at prior to getting an offer and going under contract:

 

Make sure carbon monoxide detectors are installed within 15 feet of each bedroom.

Have your furnace/air conditioning system cleaned and serviced.

Clean out roof gutters.

If the roof is a little aged, get a 5 year roof certification (even if it involves getting some repairs done).

Make sure the grading along the perimeter of the home slopes away from the foundation.

Have leaks? Fix them.

Freshen up the caulking around the tubs and showers.

Make sure your sump pump is operational.

 

These are some of the common items we see flagged on inspection reports in Colorado.  Be proactive and make sure these items are in good working order prior to the inspection.  Won’t the buyer be impressed that you take such wonderful care of your home.

Sellers should do this, Belinda, but some just want to wait for the inspector to go through. I try to encourage my sellers to get it done ahead of time.
