Why Would I Ever Offer Full Price on a Home?
I hear that question from buyers ALL THE TIME. A few years ago, it was common practice to go in much lower than listing price when placing an offer on a home. Not anymore!
In the Denver Metro Area, Colorado, the real estate market is buzzing! Inventory of affordable homes is still way down and buyers are searching for that perfect home. Interest rates are so low, more and more buyers are getting off the fence and shopping for their dream home.
The under $300k price range is seeing an incredible amount of activity. Average days on market in this price point are under 30. Many listings are experiencing multiple full price offers. Sellers are smiling all the way to the closing table.
If you have found a home that you would be happy to call home, offer full price. Remember, the difference in your monthly mortgage payment is about $6 per thousand.
Ask yourself if you are looking for a home or a deal? If you’re looking for a deal, be prepared for a long buying process with many offer attempts. You may finally find a deal, but you may lose ten great homes in the process.

Hi Belinda - Who would have thought that we'd be advocating full-price offers after the last three years? But you're absolutely right about today's market and savvy buyers would do well to heed your advice.
Hey Belinda, How things had change over the past couple of years. More people need to understand that inventory is down, so prices are going up, that means full price.
Hi Belinda --- often buyers(or their friends/relatives/co-workers) are hearing of a so-called buyers market and getting a "deal". Today in our competitive getting an offer accepted is the real deal and that may mean offering at list price or (hold your breath) more than list price -- it's all about the individual market and hiring a local and knowledgeable Realtor.
Dick, It is such a good problem to have. Things have certainly ramped up in Colorado.

Hi Belinda...Thank you for mentioning how little each $1,000 increase in sales price costs on a monthly basis. It is amazing to me that some people that can afford to pay the difference will walk away from a home they really want.

This is so true everywhere. How many times have I heard, "Who pays full price for a home?" The answer is that you do if the house is priced very fairly and you want to purchase it.
Belinda, we are seeing this a lot in our market right now. As a matter of fact, many homes are selling above list price. Sellers need to understand this is a great time to sell a home in certain parts of the country.

The tide has turned! It is a seller's market in many places in the country. If you're a buyer and want a home in these areas you'd better be prepared to pay full price! It's all about supply and demand!
Good morning Belinda. Chris Ann re-bogged this and I agree with you. I never got the steal it or deal it attitude of buyers in any market. You either are ready for a home or not. I never worke these buyers once I got their agenda. Suggested.
Belinda - (included on Chris Ann's reblog) being an extended member of the Denver Metro - we here in Northern Colorado are having the same market conditions. We need a new category for statistics of homes under $350... "hours on market". This is forcing buyers to step up and act or they miss out! Great post!
Belinda, And the buyer needs to ask themseves if they are really serious about the house. If they are don't get stuck on principle and give your offer the best shot.
