Today’s View – May 26, 2012 -Rossmoor CO-OP

This is a market report for cooperative ownership (CO-OP) apartment in the senior citizen community of Rossmoor in Silver Spring, Md.20906.  At the time of this report (05/26/2012) there is a total of 175such homes on the market FOR SALE, 9 under contract, and 3 that have sold in the last 30 days.

One Bedroom

Four of those for sale are one bedroom apartments, ranging in size from 635 to 1014 sq ft.  These homes are currently listed from $31,000 to $59,500; with the median being $38,500.  The days on the market ranging from short of a month (57 days) to approaching four months (102 days) with the median approaching three months (87 days).

Currently there are three one-bedroom co-op apartments under contract in the community of Rossmoor.  This home was last listed at 44,000 to $57,900, with the median being $52,000  The days on market for these two homes are short of two months (58 days) and  short of six months (174 days), with the median being short of three months (108 days).

In the last thirty days, no one-bedroom coop apartments have gone to closing in the community. 

Two Bedrooms

There are 11 two bedroom apartments on the market for sale in the Rossmoor community at this time. These homes range in size from 1035 to 1600 sq. ft. These homes are currently listed from $55,000 to $120,000; with the median being $87,900. The days on market range from short of two weeks (11 days)  to approaching seven months (200 days), with the median being nearly two and a half months (74 days).

Currently there are six two bedroom coop apartments under contract in the community of Rossmoor.  These homes were last listed for $49,900 to $124,900; with the median being $61,700.  The days are market for this set of homes ranged from close to  a week (5 days) to seven months (207 days), with the median being nearly two and a half  months (70 days).

In the last thirty days, three two-bedroom co-op apartments have gone to closing in the community of Rossmoor.  These homes sold for $100,000 and $105,000; with the median being $105,000.  The days on market for these homes ranges from nearly two weeks (12 days) to over a month and a half (48 days), with the median being over a month (43 days).
