Glossary of terms for real estate:

Garden level - Although it sounds lush, you're going to go see a basement unit.

Cozy - SMALL

Quaint - outdated

Top Producer - Good at closing  more deals quickly,  usually working in their best interests not their sellers/buyers

Great Value - Good price per square foot because a lot of the space is wasted or unusable

Sold As Is - Run for the freaking hills something will scare you off

Contractors Delight - See "Sold As Is"

Great Potential - Needs some work and we're not doing it, but we're trying to charge you for it

Great neighborhood -  worst house on the block

Open floor plan - The kitchen is in the living room

Motivated seller - The more open and clear they are about how  motivated they are, the less motivated they really are.  An extremely motivated seller (soon to be foreclosed for example) wants as much  money as possible and is too afraid to let the truth slip.
