You are about to sign another listing agreement and the question is...Are you protecting your sellers? Yes, the Home Warranty Companies are coming up with some very important messages for all us. If you have a seller and it takes 4 months, 5 months heaven forbid 12 months to sell that home wouldn't you want the seller to have the protection of the home warranty?
When is the home warranty paid for? It is only paid for when the home sells. That means that even if there are claims on the home (homeowner does pay for the deductable charge) the only money the homeowner owes for the home warranty policy is when the home sells. If the home goes off the market the homeowner owes nothing to the home warranty company. The money due occurs when the home sells and not before the sale occurs.
If you choose to pick up the cost of the home warranty as the listing agent it only costs you when the home sells!! Great marketing...you are protecting your sellers from the expense of the frig breaking down...heavens they want to save for drapes on the new home,
NOT a frig on the home they are selling!!
There is one very important point I should make. All home warranty companies have a detailed contract and you should review it for each buyer/seller. If you always have the same company and the same policy then you should be fine. Problem occurs when a home warranty company suddenly shows up with additional products in your state (the different price is your first clue...) and they are different price and different coverage. That coverage is the most important part of the home warranty piece. If the coverage isn't the policy you know...what in the world is it??? Lower price = lower coverage! I can bet on that statement.

Agreed 100%. I had a listing where the home had sat vacant for five months and both A/C units had stopped functioning. Even though they were under warranty, the warranty did not cover the evacuation of the freon or the removal and installation costs but the home warranty did. AHS took care of them both for the $70 deductable.
If one isn't offered on a home, I purchase one for my buyers since this new 13 seer a/c rating is costing a lot of folks thousands of dollars to bring their systems up to standard.
