With SHORT SALES making up a good percentage of Listings, Buyers and even their agents are very confused on the "Right Way" on how to buy one. Most agents run the other way where it does not have to be that way. The problem starts when Home Owners have chosen the "wrong" agent to handle the sale. Buyers are affected as their purchase is usually rejected when the Listing Agent can not get the sale approved.
Now with that said there are some WELL Experienced agents Listing Short Sales and getting them approved fairly quickly. You as the buyer can take some steps to help get your offer approved by the Sellers Bank.
THE WRONG WAY
1. Make a LOW BALL OFFER
2. Ask the seller to fix everything in sight.
3. Try and make the sellers bank give an quickly by telling them your offers expires in 30 days.
4. Do not include a pre-qualifciation letter with your offer.
5. Demand to move in right away
THE RIGHT WAY
1. Hire a Buyer Broker who is well experienced in the short sale process
2. Get pre-approved BEFORE looking at homes
3. Find out if the house in is in foreclosure, if so - you may want to avoid it.
4. Never base any offer on an asking price. Assess what the house is worth and base your offer on that less any needed repairs.
5. Try to inspect prior to making an offer. Include a credit for repairs needed in your initial offer.
6. Do not try and renegotiate after the bank accepts the short sale
7. Have patience and 2-3 months to wait to close as it may take that long
8. If you have no patience or need to close quickly, a short sale may not be for you
9. Be ready to close in 30 days from when the back approves the short sale

IN CONCLUSION If you owe more than your house is worth, if you are behind in your payments or if you have to move. A Short Sale could be for you. The most important tips is to list with an agent who is well experienced in listing, negotiating and selling Short Sales. If you live in NH, call me first.
