Hi Barbara, Congratulations on a Nice Featured Post! Not, only is the Rental Market Hot in Royse City, Texas, but the Rental Market is Hot in San Antonio, TX too. I have had couples to drag their feet about putting in those applications, and lost out of the home that they truly wanted, and now, they have to settle for second Best, since they are out of time with their present lease.
Prospective Tenants need to have their rent money and deposit ready to Go, or they will Miss an Opportunity.

Not only is it HOT..... I have had clients get a lot for their money out there.

Great post. Love how well you shared your current leasing market. Ours is nuts here as well and tenants are frustrated they are not getting the homes they want when they are not ready to move forward fast enough.

I don't really get involved with the leasing market, but it certianly looks like there is a lot of demand in Texas.
Barbara -- when it comes to leases --- timing and preparation are absolutely key -- well-priced, well-located and in truly move-in condition homes for lease are definitely HOT!

Michelle - thankis! You are right - the market is nuts right now and is becoming more and more a part of our business.
Joan - I have gotten in the leasing business more as a service to my clients who have homes they need to lease.
Michael - yes, price, location & condition trump all in almost any market.
Conrad - funny how quickly the years pass and we start calling a period "the good old days". :-)
Lisa - you did tell me this one would go fast. It actually would have gone even faster than the 10 days except for the holiday and waiting to get cashiers checks when the bank opened.
Jerry - same thing happened to me on this lease. I showed the home to someone on a Friday and was told they really wanted it badly. While they were looking at the home there were two other couples standing outside to wait to come in to also see it. My would-be tenant said, "I will get everything to you in the morning." I told them to hurry as it would not last out the weekend. On the following Tuesday she called and said we are ready, we have the applications and the money. Sadly too late. They had decided to go to the lake instead of finish the application. :-(
